3. THERE ARE NO CITY OR FEMA DESIGNATED FLOODPLAIN OR FLOODWAYS LOCATED ON THE SITE.
4. THERE ARE NO WETLANDS, WATERCOURSES, RESERVOIRS, PONDS, OR IRRIGATION DITCHES
LOCATED ON THE SITE.

THE PROJECT SITE ON THE WEST SIDE OF THE UNION PACIFIC RAILROAD TRACKS.
7. SEE PLAT AND UTILITY PLANS FOR ALL EASEMENTS, LOT AREAS, DIMENSIONS AND DESIGN OF
STREETS AND WALKS.
8. SEE GRADING AND DRAINAGE PLANS FOR THE DRAINAGE COURSES AND STRUCTURES.
9. THERE ARE NO PUBLIC PARKS ON THIS SITE. THE AMENDED OVERALL DEVELOPMENT PLAN FOR
SPRING CREEK FARMS NORTH, DATED APRIL 25, 2011 SHOWS A SMALL NEIGHBORHOOD PARK
PLANNED IN PARCEL D, WHICH IS ON THE WEST SIDE OF JOSEPH ALLEN DRIVE AND ADJACENT TO
THIS SITE. ALL DWELLING UNITS ON THIS SITE ARE WITHIN 1300 FEET WALKING DISTANCE TO
THAT NEIGHBORHOOD PARK.
10. ACTIVE RECREATION AREAS ON THE SITE INCLUDE THE 18,000 SF LAWN AREA ADJACENT TO THE
POOL, PLAYGROUND, POOL DECK AREA, THE SPORT COURT, AND THE DOG PARK.
11. THE MAIN LOOP ROAD THROUGH THE SITE IS DESIGNATED AS A "STREET-LIKE PRIVATE DRIVE".
12. PROPOSED PERIMETER TREATMENTS: ON THE EASTERN EDGE OF THE PROJECT ALONG
TIMBERLINE ROAD THE EXISTING TREATMENT IN FRONT OF THE POLICE BUILDING TO THE NORTH
WILL BE CONTINUED. THIS INCLUDES A TREE LAWN WITH TURF BETWEEN THE BACK OF CURB AND
THE SIDEWALK AND A DOUBLE ROW OF TREES AT 30' SPACING. ON THE NORTHERN, SOUTHERN,
AND WESTERN PERIMETERS ALONG CHARLES BROCKMAN DRIVE, DRAKE ROAD, AND JOSEPH
ALLEN DRIVE WILL BE A TREE LAWN WITH TURF BETWEEN THE BACK OF CURB AND THE SIDEWALK
AND A SINGLE ROW OF TREES AT 40' SPACING. FROM THE SIDEWALK TO THE BUILDING FACES
WILL BE A MIX OF TURF AND WATER-WISE LANDSCAPING BEDS ALONG WITH A VARIETY OF
CANOPY, ORNAMENTAL, AND EVERGREEN TREES. EVERGREENS WILL ALSO BE USED TO SCREEN
THE EQUIPMENT AREAS ON THE SIDES OF THE BUILDINGS FROM THE STREET.
