Statement of Planning Objectives
The proposed Carriage House at 522 W. Magnolia in Fort Collins, CO consists of a two story, single family
structure with a footprint of 28’ by 20’ with 911 total finished square feet. The house will have two
bedrooms, two bathrooms and will be constructed on the back half of the existing lot. The property is
located in the N-C-M Zone District and does fall in the flood plain area. To meet requirements, it will be
constructed with a crawl space and all mechanicals 18” above BFE. The house will tie into the city’s
water main at Magnolia and into the 8-inch sewer in the north/south alley to the east of 516 W.
Magnolia. The rear half of the lot has a FAR limitation of .33 and the proposed carriage house meets this
requirement. The Carriage House will be accessed through the back alley as shown on the plot plan.
