The proposed bicycle and pedestrian circulation system should be identified on the ODP ‑
either with notes or arrows. Also, consider whether a future potential access (shown by arrow) should
be shown on the ODP to the property to the north (Ruff property). Noted & provided.

The Land Use Breakdown for the ODP should also include the estimated open space area for
both parcels and gross and net density for both proposed parcels. The intended commercial
land uses must be included on the ODP (commercial uses can be addressed in General
Notes). Neighborhood centers (at least 2 non‑residential uses and an outdoor space) are
permitted in this district and there are specific standards for these centers included in the LMN
district. If a neighborhood center is proposed, a reference to these standards and how they
will be addressed should be added to the General Notes on the ODP. Noted & provided. Any
commercial or residential uses permitted in the LMN District may be utilized on the north parcel and would
be reviewed under a separate PDP / FDP application. A neighborhood center could include any mix of
retail, office, medical, services, etc. and would comply with the applicable LUC criteria and outdoor space
requirements.

The ODP requires information extending 150' beyond the property lines. The information
needed is land uses, locations of principal structures and major existing landscape features;
and densities of existing or approved residential uses. Please verify if any structures are within
the 150' distance and if so, show them on the ODP. All structures within 150’ of the property have been
added to the plan.

12/26/2012: Does there need to be the indication of a potential connection onto the Ruff
property? Verification on the applicability of 3.6.3 of the Land Use Code should be made and
whether alternative compliance is needed as a result. The north property is under separate ownership &
not a part of this development. The connection can be reviewed, considered with a PDP / FDP
application, based on land uses, need & other applicable criteria. A continuous public sidewalk will
ultimately provide public access to both parcels & is immediately adjacent.

12/21/2012: According to Section 2.3.2(H)(3)(5) of the Land Use Code, "the overall
development plan shall show the general location and approximate size of all natural areas,
habitats and features within its boundaries and shall indicate the applicant's proposed rough
estimate of the natural area buffer zones as required pursuant to Section 3.4.1(E)." Staff
appreciates the applicants inclusion of the wetland boundary on the ODP application, but let's
go ahead and include the Natural Habitats Buffer Zones included within the current PDP. These
areas should be labeled as approximate Natural Habitat Buffer Zones. Buffer Zone has been added.

12/21/2012: Please add a note on the Overall Development Plan sheet to read as follows,
"Please see Section 3.4.1 of the Land Use Code for allowable uses within the Natural Habitats
Buffer Zone." In addition, please feel free to reference Section 2.3.2(H)(3)(5) to reiterate the
areas delineated on the ODP are rough estimates of existing Natural Habitat Buffer Zones and
that these areas will be delineated in greater detail on individual PDPs. A note has been added.

transportation. It should include clarification for pedestrian and bicycle access/circulation.
