The detail on the utility plans shows a fence design that is too utilitarian, we need to see a more residential oriented design. We are concerned about the cumulative impact of the wall / fence height and design on the neighboring properties. We would like to see the heights minimized. A masonry material would be more appropriate. Response: Since there is no other masonry materials being used on the project, we feel that stucco is an appropriate material. Another option would be to clad the column bases with lap siding and picture framed with trim to match the building. We want to make sure that areas surrounding drain inlets and drainage areas are cobble. The bioswale should be cobble as well. Perhaps areas to be cobble can be clarified with a general note. Also a smaller sized cobble would be more appropriate. Per Light and Power Department, this service is not adequate to feed the new building and a new service will be required (on 621 S Meldrum property). Minimum distances between utility services must be met. Due to the configuration of the lot a utility coordination meeting on this site is suggested. Response: Locates for the existing electric and gas utilities did not extend beyond the information shown on the existing conditions plan (i.e., sheet C1.00). We are working on a project further south on Meldrum (West Range Fort Collins) which shows the existing gas line due west of the existing sanitary sewer main in Meldrum Street. 12/04/2012: Add the curb stop and meter pit at the front of the lot preferably between the curb and sidewalk.
