above the building which does not meet Section 3.8.13(C)(3) of the Land Use

RESPONSE: GPS antenna has been moved to the monopole (note this
device need exposure to the Southern sky, mounting the device lower
on the equipment shelter will cause the device to not work properly).

10/19/2012: The landscape plan notes need revision. Please address the
topics listed under LUC 3.2.1(I), with special care and notice regarding
maintenance and replacement as you propose no irrigation for the trees.
Please add the following notes: Organic soil amendments shall also be
incorporated in accordance with the requirements of Section 3.8.21 of the City
of Fort Collins Land Use Code

All plants shall be A-Grade or No. 1 Grade, free of any defects, of normal
health, height, leaf density and spread appropriate to the species as defined by
American Association of Nurserymen standards.
All landscaping shall be installed according to sound horticultural practices in a
manner designed to encourage quick establishment and healthy growth. All
landscaping in each phase shall either be installed or the installation shall be
secured with a letter of credit, escrow or performance bond for one hundred
twenty-five (125) percent of the value of the landscaping
prior to the issuance of a building permit.
Trees and vegetation, irrigation systems, fences, walls and other landscape
elements shall be considered as elements of the project in the same manner
as parking, building materials and other site details. The applicant, landowner
or successors in interest shall be jointly and severally responsible for the
regular maintenance of all landscaping elements in good
condition. All landscaping shall be maintained free from disease, pests, weeds
and litter, and all landscape structures such as fences and walls shall be
repaired and replaced periodically to maintain a structurally sound condition.
Any landscape element that dies, or is otherwise removed, shall be promptly
replaced based on the requirements of this Section.

10/16/2012: The title of the project appears to be FTC Fat Tire based upon
the Title Sheet's "Site Name". If that's the intended title of the project, I don't
see this as a concern, though I'd suggest "Verizon Wireless FTC Fat Tire"
might be of benefit to have the name tied to the
wireless telecommunication use. (Note that this comment isn't intended to
imply any approval towards the use of "Fat Tire" in the title, which for all I know
may be subject to concerns of intellectual property of New Belgium Brewing
Company.)

10/16/2012: The "New 16'-10" Access & Utility Easement" should be revised
to 20' in width and be dedicated as an "Emergency Access & Utility Easement"
per discussion with PFA at the 10/17 Staff Review. The dedication of this
easement (and any easements) to the City requires deeds of dedication in an
approved City format (the template will be emailed separately) along
with a $250 fee for each easement, and county recordation costs in an amount
to be determined. The required deed(s) of dedication will need to be in place
prior to final plan approval of the project (after public hearing).

& Utility Easement’. Easement will be recorded as requested.

10/16/2012: The City typically uses a "Utility Plan" as a construction plan set
that is filed separately from the site plan and is approved by the City Engineer,
requiring to be prepared by a licensed engineer and indicates the public
infrastructure proposed for construction with the development. Does the "utility
plan" submitted here have any associated public infrastructure
associated with it, or are the utilities pertaining to the operations specific to
Verizon Wireless? We may wish to have this sheet either incorporated into the
site plan sheet and eliminate this sheet, or label the sheet different than "Utility
Plan" to not confuse our typical approach with utility plans.
RESPONSE: Sheet has been removed, all data is listed on A2.0 Site Plan
and LS1 Land Survey.

Thoroughly soak the soil ball and surrounding soil at planting.
Following transplanting, and through the first three growing seasons, trees
shall receive supplemental watering at a rate of minimum of 50 gallons of
water each week during the growing season (from April through September);
and 50 gallons every four weeks during the winter (October through March).
Water shall be applied over the top of the soils ball. If trees
appear stressed apply additional water at each irrigation cycle. Length of water
cycles may be modified slightly as determined appropriate by a qualified
landscape contractor.

calculated square foot water estimate added to water budget chart.
