An easement being a portion of Lot 1, Odell Brewing Company First Replat located in
the Northeast Quarter of Section 12, Township 7 North, Range 69 West of the 6th
Principal Meridian, City of Fort Collins, County of Larimer, State of Colorado being
more particularly described as follows:
Considering the North line of Lot 1 of the Odell Brewing Company First Replat as
bearing South 89°11'23" West and with all bearings contained herein relative thereto:
COMMENCING at the Northwest corner of Lot 1 of the Odell Brewing Company First
Replat; thence, South 70° 39' 15" East, 450.42 feet to the POINT OF BEGINNING;
thence, North 43° 50' 51" East, 92.50 feet; thence, South 40° 38' 11" East, 42.08 feet to
the East line of Lot 1; thence along said East line, South 00° 34' 06" West, 29.66 feet;
thence, North 89° 25' 54" West, 10.29 feet; thence, South 27° 02' 37" West, 77.86 feet;
thence, South 00° 34' 06" West, 19.33 feet; thence, North 28° 30' 00" West, 94.96 feet to
the Point of Beginning.

easements and rights-of-way now on record or existing.
