An easement being a portion of Lot 1, Odell Brewing Company First Replat located in
the Northeast Quarter of Section 12, Township 7 North, Range 69 West of the 6th
Principal Meridian, City of Fort Collins, County of Larimer, State of Colorado being
more particularly described as follows:
Considering the North line of Lot 1 of the Odell Brewing Company First Replat as
bearing South 89°11'23" West and with all bearings contained herein relative thereto:
COMMENCING at the Northwest corner of Lot 1 of the Odell Brewing Company First
Replat; thence, North 51° 43' 34" East, 538.02 feet to a point on the South line of Lot 1,
said point being the POINT OF BEGINNING; thence, North 00° 29' 55" East, 16.79
feet; thence along a curve concave to the southeast having a central angle of 21° 11' 21",
a radius of 46.00 feet, an arc length of 17.01 feet, and the chord of which bears North 11°
05' 36" East, 16.92 feet; thence along a curve concave to the northwest having a central
angle of 118° 48' 18", a radius of 12.00 feet, an arc length of 24.88 feet, and the chord of
which bears North 25° 23' 11" East, 20.66 feet; thence along a curve concave to the
northwest having a central angle of 71° 44' 19", a radius of 11.00 feet, an arc length of
13.77 feet, and the chord of which bears North 23° 34' 31" East, 12.89 feet; thence along
a curve concave to the northwest having a central angle of 44° 23' 40", a radius of 26.00
feet, an arc length of 20.15 feet, and the chord of which bears North 21° 37' 36" East,
19.65 feet; thence, North 00° 34' 13" West, 17.69 feet; thence, North 89° 25' 47" East,
14.00 feet; thence, North 00° 34' 13" West, 34.71 feet; thence, South 89° 27' 14" East,
10.13 feet; thence, South 00° 34' 06" West, 135.00 feet to a point on the South line of Lot
1; thence along said South line, North 89° 28' 49" West, 46.92 feet to the Point of
Beginning.
The above described area contains 3,793 square feet more or less and is subject to all
easements and rights-of-way now on record or existing.
