Phasing
The project will be completed in 2-4 phases, (subject to Final Approvals and Sales);
1st Phase; will include all public improvements, public road/walk construction, utilities,
detention pond, Building ‘A’, (NWC) and pad development on the remaining 3 building sites.
Start Spring – 2013, complete Fall - 2013
2nd - 4th Phase; construction of Buildings ‘ B, C & D’, consecutively. Winter – 2014 thru Spring –
2015
CONCEPTUAL MEETING COMMENTS
We have coordinated all Zoning, Environmental Planning, Current Planning issues into the Final
Documents Submittal.
We have coordinated all Water/Sewer, Fire, Stormwater, Electric Engineering & Transportation
Utility issues into the Final Documents Submittal.
Geo-Technical, Traffic Engineering, Environmental Characterization, Independent Building
Inspections and existing tree mitigation site investigation/plan & associated Reports were
obtained, provided. All applicable information/requirements will be implemented.
HAZARDOUS MATERIALS
Inspection Surveys were completed on all buildings, there are no known hazardous issues.
VARIANCE REQUEST
County Fair Lane, alignment and design. Final improvements provided, requested, as noted in
the Civil CD’s.
Minimum local street design standards, one request to address two specific design standards;
1st - reduce minimum tangent between curves on local residential streets,
2nd - reduce the minimum distance between high volume driveways and intersections.
EASEMENTS – LETTER OF INTENT
Temporary Construction easement discussed and requested of the Harvest Park HOA, for new
tree plantings in their existing detention pond.
There is no request for any off -site easements. The sanitary sewer connection on the Harvest
Park property is within the existing sewer easement and our proposed grades are matching at
the property line so there is no request for a temporary construction easement.
OWNERSHIP & MAINTENANCE RESPONSIBILITY
An Ownership HOA will be established to provide overall project management including
maintaining all exterior buildings, private landscape open space areas, walk/driveways and other
common elements. Private trash/recycle collection services will be provided for each unit.
