The proposed building is designed and sited to complement and enhance its surroundings while
expressing the unique culture and innovative spirit of OtterBox.
Building Massing and Height:
The proposed building comprises approximately 45,000 SF of space on 5 stories above grade with an
additional basement level. With a primary roofline of approximately 68’ and a maximum overall height
of 80’ including rooftop equipment screen, it falls within the Canyon Avenue sub district criteria for 5‐6
stories and 85’ maximum height.
The building mass is articulated to provide substantial relief along the street frontages while avoiding
large stretches of single plane surfaces. Portions of the building are brought out to the property line to
engage the street, while others are set back approximately 8’ to match established block face setbacks
and provide for greater depth of streetscape.
Horizontal roof canopies at the second floor level serve to reduce the scale of the building and provide
cover at building entrances. These canopies form a strong horizontal band at the second floor level that
extends around much of the building perimeter to define a pedestrian scale at the ground plane.
Street Level Activity:
The building design endeavors to enliven the streetscape by providing opportunities for ground level
activity. This goal is most notably expressed in the plaza which is created between the new building and
the existing building at 318 Canyon. This plaza creates an inviting opportunity for active or passive use,
will serve as an amenity to Otter employees and preserves views of the Lincoln Center to the south. Not
unlike the recently invigorated alleys of Old Town, this space between buildings should become a
welcoming site for pedestrian circulation and activity.
Building entrances are arranged to promote ground level activity, with the main entrance situated on
the southwest corner of the building oriented onto the plaza. A smaller employee entrance also orients
to the plaza on the northwest corner of the building. A corner entry addressing the Meldrum/Magnolia
intersection could provide a possible merchant opportunity such as a small café with sidewalk dining.
Exterior Façade Materials:
The proposed building utilizes a palette of rich, high quality materials, including modular brick facades,
native ashlar sandstone, architectural metal cladding systems, sunshades and trellises, and bronze
storefront and glazing systems. The building is capped by an overhanging roof edge defining a strong
cornice. The exterior design draws extensively from the vocabulary of the OtterBox Headquarters at 209
South Meldrum, which has become the accepted architectural identity of OtterBox. Much like the
Headquarters building, these materials are composed to juxtapose traditional and contemporary forms
and materials to create a high level of visual interest.
