Janet,
Thank you for providing your perspectives about the proposed development in Rigden Farm Filing 14, and your
comments on the request to apply on-street spaces to the required parking for the project. I’m including Noah Beals, the
City Planner assigned to the project, in this reply so that he may review your comments and share them with the
developer as well for their consideration in their planning.
Regarding the mailing address, I will forward your request to the staff that coordinates the mailings for this proposal. If
the proposal proceeds forward through the process, there would be one more mailing two weeks prior to the public
hearing. (FYI - The City's mailing information is pulled from the Larimer County Assessor's records. I checked the
assessor's website today, and they still have your address listed as 216 Wisteria Dr. You may want to check with the
assessor's office to update the address information if you have not already done so.)
The public hearing would take place only after a formal application by the developer, and typically several reviews by
City staff to ensure that the proposal meets the City's Land Use Code standards. If you have additional comments at that
time, you can provide them by email to Noah Beals at nbeals@fcgov.com for consideration by the Planning and Zoning
Board at the hearing for the proposal.
For your information, the meeting notes from the April 28 meeting will be posted on the City’s website following the
meeting at www.fcgov.com/developmentreview/agendas.php. (Look for “Rigden Farm Filing 14 Major Amendment”;
when the notes are posted, there will be a link for “Meeting Notes”.)

Dear Sarah,
I own a property on Sagebrush and got the mailer about the proposed development at Rigden Farm. First I need to
change my mailing address for future mailings fro 216 Wisteria Dr, Dayton, OH 45419 TO
61 Vine St, Dayton, OH 45409.
Second, I am strongly opposed to this project because I feel the density is inappropriate and will negatively impact the
character of the surrounding neighborhood. I believe a development of this type in this location will dramatically
denigrate the value of the nearby homes, including my own. I am especially opposed to the modification request to
allow on street parking to be counted towards the required minimum parking spaces. Even though I don't currently live
in Ft Collins, I have been invested there for over 30 years with the intentio of returning there when I retire.
