1 General [1/12/07] At the developers request, we will do a preliminary streetlight
design. We'd like the streetlights added to the landscape plan to confirm that
tree clearances to streetlights are met.
Active 1 Janet McTague 01/12/2007
2 General [1/12/07] All lots will be served from the street fronts. We should probably
have a utility coordination meeting to look at utility services to lots 22,23 and
42,43.

4 Site Plan [1/25/07] The site plan looks like a landscape plan. Please remove all
landscaping and contours. Dimension all sidewalks and parkways. Show,
dimension and label all easements. Remove the word "Preliminary" from the
project title.
Active 1 Susan Joy 01/25/2007
5 General [1/25/07] All plan sets - please refer to Appendix E6 for scanning
requirements and bring the plans up to standard.
Active 1 Susan Joy 01/25/2007
6 General [1/25/07] Please remove all reference to "Alley" on all plan sets, all sheets
and details. Relabel as Private Drives.
Active 1 Susan Joy 01/25/2007
7 General [1/25/07] The proposed typical street sections are incorrect and the variance
request has been denied. The city requires all new developments to have
detached walks with a 6' parkway on local streets. Rollover curb requires an
additional 1' of row because rollover curb is 1' wider than vertical curb and it
reduces the 6' parkway to 5'. To keep the parkway at 6', you are required to
dedicate the additional foot each side the rollover is used. The center island
will now be all row and there is no parkway there to worry about, so you're
fine there.

8 General [1/25/07] Tracts are not allowed in public row. Please remove Tract C and
leave the entire thing in row. This development is still responsible for
landscaping and maintaining the center island and the development
agreement will include a paragraph stating such. This development is also
responsible for any damage to the street caused by the irrigation system for
the center island.

[1/25/07] Provide a legend. Use greyscale for existing (do not dash) and
solid dark lineweights for proposed. Your plan sheets are very hard to read,
too many lineweights are too similar and unlabeled.

22 Utility Plan - Overlot

[1/25/07] Remove all typical street sections (place on the cover sheet) and
combine the two sheets so that the project is not split in half. There is no
need to do that with this small of a site.
Active 1 Susan Joy 01/25/2007
23 Utility Plan - Overlot
Grading
[1/25/07] Incomplete information shown. Also, the inverted crown section
d-d shown in the cross section is not shown on the plan view. I'm assuming it
is being used in the private drive where a crosspan is shown crossing the
public street and connecting to the private drive across the way. This can not
be allowed as shown. You may use the inverted crown, but you can not drain
across the public sidewalk like that. You'll need to grade the private drive
entrances in accordance with 706. Drainage needs to go from the back of
the walk (PL) back into the property and then from the PL back into the street.
You will need to either drop an inlet in there to drain into a storm drain (see
drawing 803) or tilt the alley to one side and drain through a sidewalk chase
into the street's curb and gutter.

39 Fire [1/30/07] FIRE DEPARTMENT APPARATUS ACCESS: All structures on
Galaxy Lane, as shown on the submitted plans, are within fire department
apparatus access; therefore, neither a second access point nor automatic fire
sprinklers are required. The proposed structures are within access because
the cul-de-sac does not exceed 660 feet in length; it is not contingent on
Galaxy Lane featuring two-way traffic. Based on the reduced-size plans
submitted for PDR in November, it was not possible to ascertain the length of
Galaxy Lane. Furthermore, Tract D was originally shown as being larger,
which also might have made Lots 22, 23, 43 and 42 out of fire department
access.

48 Fire [1/30/07] FIRE HYDRANTS: Please relocate one fire hydrant shown on the
Galaxy Lane center island, so that there is a hydrant on each side of the
island. Having one hydrant on the west side and one on the east side would
be more efficient and effective from a firefighting standpoint. Also, in the
future, it would be helpful to show all fire hydrants one a single page; I had to
go through each, separate page to find the hydrants, then locate them on an
overall site plan. If they're all on one page, they're easier to find and my
drawing potentially will be more accurate.

Active 2 Randy Maizland 09/05/2007
69 Engineering [9/5/07] LCUASS standards require that both flow lines and centerline
profiles be shown for street design. The profiles provided for Exploration do
not include centerline and difficult to understand at the north and south
curves. It appears that there are single point grade breaks greater than the
allowable 0.4 percent at both ends. Please see the redlines for clarification
and revise the profiles as needed.
Active 2 Randy Maizland 09/05/2007
70 Engineering [9/5/07] An intersection detail must be provided for Exploration and Galileo

86 Engineering [3/19/08] Plat There are Open Space areas being dedicated in separate
tracts C-H, J-N and P & Q. I am not sure what the intent of these open space
areas is other than landscaping ? If you truly want these dedicated as a
separate tract it would be a good idea to add some notes defining what can
or cannot be done within these areas. The term open space does not have
any real meaning as shown and does not impose any true limitations unless
defined. Additionally, it appears that the street tress are proposed behind the
sidewalk (rather than in the parkway) at the Exploration intersection with
Galileo. Please consult with Planning to verify this is acceptable. Planting the
street trees in the dedicated utility easement and Open Space tract may not
be the best idea ? I will defer to Planning for any further comments regarding
this.
Active 3 Randy Maizland 03/19/2008
87 Engineering [3/19/08] There are two different sheet numbering conventions being used.
The plans make several references to details and sheet numbers but it is not

Active 3 Randy Maizland 03/19/2008
94 Engineering [3/19/08] There are mid-block ramps being shown on Stardust and

96 Engineering [3/19/08] The LCUASS standards do NOT require you to provide plan and
profile designs for the private drives. I think the City would actually prefer that
these private drive design sheets be removed from the Utility Plan set. These
private drives do not need to meet LCUASS standards for horizontal and
vertical alignment. If you really want to keep them in the plan set that is
probably OK. I have made a few comments related to scanability and
drafting on these sheets. I will verify with my supervisor that the City will sign
the approval blocks on these sheets.

105 Stormwater [3/21/08] Since the private alleys are conveying the 100-year storm, a
drainage easement is required for the limits of the 100-year flows. This can
be done by just relabeling the proposed water and sanitary easements to
include drainage dedicated to the City of Fort Collins.
