PDP - Final Compliance
REQUEST FOR A RESIDENTIAL PROJECT CONSISTING OF 87 DWELLING UNITS ON 10.6 ACRES. THE 87 UNITS WILL ALL FEATURE
TWO BEDROOMS AND ARE DIVIDED AMONG 27 BUILDINGS. ALL BUILDINGS WILL BE TWO-STORIES IN HEIGHT AND FEATURE
UNDER-STRUCTURE PARKING GARAGES IN THE BACK. MOST OF THE BUILDINGS CONTAIN THREE DWELLING UNITS. THE

help in further evaluating this.

shown. It should perhaps be discussed further by the applicant on the merits
of only one connection.

36 Drainage With current site grading, there is concentrated flows in swales between each
building that flow over the sidewalks and into the street curb and gutters
around the perimeter of the site. Larimer County Urban Street Standards
require that sidewalk chases be provided to contain the 2-year flows from
these swales. This will create a multitude of chases, which provide
maintenance the City would rather not obtain and aesthetically unappealing
sidewalks. Please consider lowering the whole site and directing more of the
site area toward the interior storm sewers. The little edge of land around the
site that can not drain toward the center can sheet flow over the sidewalks,
which does not require sidewalk chases.

1. Standard City of Fort Collins Erosion Control Notes must be on the erosion
control plan. If there is not room on the plan, put a note on the plan indicating
on which sheet the notes and BMP details can be found. Make sure that
none of the erosion control notes currently on sheet 21 do not contradict any
of the City of Fort Collins standard erosion control notes.
