This is a request for a replat in association with a Minor Amendment to the Harmony Technology Park, 2nd Filing to allow for a new office building

2 Utility plan [7/2/08] The C-1 form has been received. Coordinating a location for the
electric transformer is still required.
[4/8/08] The developer will need to provide Light & Power Engineering with a
completed Commercial Service (C-1) form outlining the electric needs of the
building. A location for a transformer, and the electric development charges
will also need to be coordinated with Light & Power Engineering (221-6700).

3 General [4/8/08] In order to promote compliance with Sections 12-120, 12-121 and
12-122 of the City Code related to Resource Conservation, a note must be
placed on the Project Development Plan (PDP) site plan alerting future
Propert Owners Associations of private property owner rights to use resource
saving devices or techniques under certain conditions.
Said note shall read:
Private Conditions, Covenants, and Restrictions (CC&R's), or any other
private restrictive covenant imposed on landowners within the development ,
may not be created or enforced which has the effect of prohibiting or limiting
the installation of xeriscape landscaping, solar/photo-voltaic collectors (if
mounted flush upon any established roof line), clothes lines (if located in back
yards), odor-controlled compost bins, or which has the effect of requiring that
a portion of any individual lot be planted in turf grass.

5 Water/Wastewater [4/29/08] Move the 8-inch water main which is shown north of the building to
a location in drive/parking (i.e. paved) areas. This could extend from
Harmony Tech Parkway or from the east/west street (Timberwood Drive?) to
the south. It would be helpful to see a proposed layout for the building to the
east to see how the water main routing fits together. The fire line may still
connect to Harmony Tech Parkway paralleling the domestic service. Adjust
easements as needed.

6 Overall Drainage
Plan
[4/29/08] Please provide an explanation in the overall master plan whether
ponds 600 and 301are hydraulically connected. If they are an EXTRAN
model would be needed.
Discuss in the report what development assumptions are made in the model,
most notably that the site will develop at an 80 percent impervious rate.

7 Easement [4/29/08] Since the pipe outfall for Pond 101 will be outside of the platted
property a drainage easement by separate document will be needed for that
line unless it is within a previously dedicated right of way.

8 Pond Design [4/29/08] Please specify the slope at the bottom of Pond 101. If less than
2%, then trickle pans may be needed. If it is preferable to have a wetland
bottom pond then a landscape plantings, soil preparation, hydrology and
design that would sustain a wetlands bottom pond should be provided. We
would be happy to sit down with the engineer, the landscape architect and
discuss such a design. The City's Natural Resources Department should
also be involved.
The rip rap rundown for detention pond 101 may present a maintenance
problem. Some erosion control fabric to overlay the topsoil or a turf
reinforcing mat is recommended.

[5/2/08] The portion of Timberwood Drive not being built at this time fronting
the development and Pond 101 would need to be obligated for at this time.
The details of this will need to be worked out. I do need to verify with the City
Engineer that not having this roadway built at this time is acceptable, as
we've relooked at the concept of postponing construction of roads after some
issues on other projects that have taken place.

details on this need to be worked out and verified.

Technology Parkway. The information provided on C-276 shows that the
proposed grade would be lower than existing. I'm concerned that there may
be cover concerns with the pipe based on future grade.

proposed along Harmony Road but not along the crossings on Technology
Parkway and Timberwood Drive. Please have the drawings reflect the

potential confusion.

located closer to the driveway and to Timberwood. We prefer the crossing be

dedicated to the City. A sign easement shouldn't be dedicated to the City as

nose at Technology and Timberwood doesn't hamper turning movements
onto the site or turning movements from Intel to Technology? Please provide
an exhibit for our records.

40 Stormwater [7/17/08] Please provide a drainage easement for the storm sewers
highlighted on the redlines. Drainage easements are normally required when
conveyance elements are necessary to carry the design flows. Roof drain
laterals and piping are not required to be in a drainage easement.

41 Stormwater [7/17/08] Please provide a conveyance mechanism other than the sidewalk
itself for the sidewalk along Harmony Road. The area of concern is
highlighted on the redlines. When the sidewalk carries flows, ponding and
icing on the sidewalk have been a problem in the past.
