Located on the south side of E Harmony Rd, east of Ziegler Rd. Zoning HC - Harmony Corridor Project Type: Project Desc: File ID: 07-08/A Planner: Ted Shepard DMS Project Num: CP082089 ID Topic Issue Status Round Comment By Initial Date 1 landscape plan [4/8/08] A landscape plan showing planned streetlights has been sent to BHA design on 4-8-08. Landscaping will need to be adjusted to provide 40 ft. clearance between each streetlight and shade tree (15 ft. if the tree is an ornamental type). Resolved 1 Doug Martine 04/08/2008 2 Utility plan [7/2/08] The C-1 form has been received. Coordinating a location for the electric transformer is still required. [4/8/08] The developer will need to provide Light & Power Engineering with a completed Commercial Service (C-1) form outlining the electric needs of the building. A location for a transformer, and the electric development charges will also need to be coordinated with Light & Power Engineering (221-6700). Active 1 Doug Martine 04/08/2008 3 General [4/8/08] In order to promote compliance with Sections 12-120, 12-121 and 12-122 of the City Code related to Resource Conservation, a note must be placed on the Project Development Plan (PDP) site plan alerting future Propert Owners Associations of private property owner rights to use resource saving devices or techniques under certain conditions. Said note shall read: Private Conditions, Covenants, and Restrictions (CC&R's), or any other private restrictive covenant imposed on landowners within the development , may not be created or enforced which has the effect of prohibiting or limiting the installation of xeriscape landscaping, solar/photo-voltaic collectors (if mounted flush upon any established roof line), clothes lines (if located in back yards), odor-controlled compost bins, or which has the effect of requiring that a portion of any individual lot be planted in turf grass. This could extend from Harmony Tech Parkway or from the east/west street (Timberwood Drive?) to the south. It would be helpful to see a proposed layout for the building to the east to see how the water main routing fits together. The fire line may still connect to Harmony Tech Parkway paralleling the domestic service. Adjust easements as needed. Resolved 1 Roger Buffington 04/29/2008 6 Overall Drainage Plan [4/29/08] Please provide an explanation in the overall master plan whether ponds 600 and 301are hydraulically connected. If they are an EXTRAN model would be needed. Discuss in the report what development assumptions are made in the model, most notably that the site will develop at an 80 percent impervious rate. Active 1 Basil Hamdan 04/29/2008 7 Easement [4/29/08] Since the pipe outfall for Pond 101 will be outside of the platted property a drainage easement by separate document will be needed for that line unless it is within a previously dedicated right of way. Active 1 Basil Hamdan 04/29/2008 8 Pond Design [4/29/08] Please specify the slope at the bottom of Pond 101. If less than 2%, then trickle pans may be needed. If it is preferable to have a wetland bottom pond then a landscape plantings, soil preparation, hydrology and design that would sustain a wetlands bottom pond should be provided. We would be happy to sit down with the engineer, the landscape architect and discuss such a design. The City's Natural Resources Department should also be involved. The rip rap rundown for detention pond 101 may present a maintenance problem. Some erosion control fabric to overlay the topsoil or a turf reinforcing mat is recommended. Active 1 Basil Hamdan 04/29/2008 9 Water/Wastewater [4/29/08] Use joint deflection on the lowering where the water main crosses Storm Sewer E. Resolved 1 Roger Buffington 04/29/2008 10 Water/Wastewater [4/29/08] Will there be any irrigation taps needed for this project? Resolved 1 Roger Buffington 04/29/2008 11 Fire [4/30/08] PFA has no additional comments or concerns at this time. Active 1 Carie Dann 04/30/2008 12 Water/Wastewater [4/30/08] See redlined plans for other comments. Active 1 Roger Buffington 04/30/2008 3/7/2011 Page 2 Project: HARMONY TECHNOLOGY PARK, 4TH FILING - TYPE I AND FINAL PLAN ID Topic Issue Status Round Comment By Initial Date 13 General [7/15/08] Carried over for reference. [5/2/08] The portion of Timberwood Drive not being built at this time fronting the development and Pond 101 would need to be obligated for at this time. The details of this will need to be worked out. I do need to verify with the City Engineer that not having this roadway built at this time is acceptable, as we've relooked at the concept of postponing construction of roads after some issues on other projects that have taken place. Active 1 Marc Virata 05/02/2008 14 General [7/15/08] Carried over for reference. [5/2/08] The developer's portion of Technology Parkway fronting Pond 101 would need to be obligated for at this time. Like TImberwood Drive, the details on this need to be worked out and verified. Active 1 Marc Virata 05/02/2008 15 Utility plan [5/2/08] The storm sewer "G" shown on C-201 only shows existing ground on Technology Parkway. The information provided on C-276 shows that the proposed grade would be lower than existing. I'm concerned that there may be cover concerns with the pipe based on future grade. Resolved 1 Marc Virata 05/02/2008 16 Utility plan [5/2/08] Please provide intersection detail information for Harmony Road and Technology Parkway as evidence that the project ties in. Resolved 1 Marc Virata 05/02/2008 17 Utility plan [5/2/08] The amount of drainage from the private drive out to Timberwood Drive appears to be in excess of the allowed 750 sq. ft. Resolved 1 Marc Virata 05/02/2008 18 Utility plan [5/2/08] Please provide more info on the horizontal curve and line data aspects of Timberwood Drive east of the site. Resolved 1 Marc Virata 05/02/2008 19 Utility plan [5/2/08] The plans imply that truncated domes for access ramps are proposed along Harmony Road but not along the crossings on Technology Parkway and Timberwood Drive. Please have the drawings reflect the appearance of the truncated domes rather than the scoring to alleviate any potential confusion. Resolved 1 Marc Virata 05/02/2008 20 Plat [5/2/08] Please remove "pedestrian" from the easement dedication on the plat such that it is only an "access easement". Resolved 1 Marc Virata 05/02/2008 3/7/2011 Page 3 Project: HARMONY TECHNOLOGY PARK, 4TH FILING - TYPE I AND FINAL PLAN ID Topic Issue Status Round Comment By Initial Date 21 Utility Plans [5/2/08] Please clearly identify what storm sewers are private and which ones are public by labeling them on the storm line plan and profile. Please show location of proposed vehicle tracking pad. Please provide erosion protection (erosion control fabric) for the flows entering the pond from the proposed temporary swale. Active 1 Basil Hamdan 05/02/2008 22 Plat [7/18/08] Technical Services will be folling up with comments. [5/2/08] Technical Services has the following comments: 1. Boundary and legal close. 2. Minor line over text issues on site plan and plat. 3. Harmony Road is no longer a state highway. 4. Who owns and maintains Tract A? Active 1 Marc Virata 05/02/2008 23 General [5/2/08] After further discussion on two items brought up at staff review, the potential use of catch curb for the Tech Parkway median and the potential need for double lefts, are both not being pursued with the project. Please disregard the previous discussions. Resolved 1 Marc Virata 05/02/2008 24 Traffic [5/12/08] Please revise the Short Range Geometry, Fig 8, to reflect the 6 lane roadway cross section. Active 1 Ward Stanford 05/12/2008 25 Traffic [5/12/08] Please review the east/west lefts at Tech parkway as protected only left turns. East/west may be programmed that way due to sight distance issues of the median offset of the left turn lanes and the spped of Harmony. ST Total only. Done via a memo is ok. Active 1 Ward Stanford 05/12/2008 26 Traffic [5/12/08] Please provide analysis and documentation of Northbound storage lane lengths on Teck Prkwy. Active 1 Ward Stanford 05/12/2008 27 Traffic [5/12/08] The west bound exit onto Tech Prkwy is two lanes wide. Please reduce to a single lane wide (no left turns out are permitted). Active 1 Ward Stanford 05/12/2008 28 Traffic [5/12/08] The west bound exit should be moved south about half way as it is located closer to Harmony and releasing traffic right at the point of the indicated turn bays. Active 1 Ward Stanford 05/12/2008 3/7/2011 Page 4 Project: HARMONY TECHNOLOGY PARK, 4TH FILING - TYPE I AND FINAL PLAN ID Topic Issue Status Round Comment By Initial Date 29 Traffic [5/12/08] The proposed ped crossing south of the Intel Drive needs to be located closer to the driveway and to Timberwood. We prefer the crossing be at the intersection for ped visibility and to be able to command their crosswalk. Active 1 Ward Stanford 05/12/2008 30 Traffic [5/12/08] All crosswalks and stencils will be Thermoplastic or epoxy. Thermoplastic is preferred and is to be laid at time of final lift of asphalt Active 1 Ward Stanford 05/12/2008 31 Plat [7/14/08] The plat creates a sign easement which would theoretically be dedicated to the City. A sign easement shouldn't be dedicated to the City as it has no public benefit. The utility providers may object to the overlapping of a private sign easement with a public utility easement. Active 2 Marc Virata 07/14/2008 32 Utility plan [7/14/08] The private 24" irrigation pipe would not normally be allowed in Harmony Road right-of-way without an encroachment permit issuance. What is the use of the pipe/irrigation system? Active 2 Marc Virata 07/14/2008 33 Utility plan [7/14/08] Evidence of permission from Intel to do work on their property should be provided prior to final sign off on the drawings. Active 2 Marc Virata 07/14/2008 34 Water/Wastewater [7/15/08] City utility maps show the waater main stub extending east of Tech Pkwy as 12-inch rather than 8-inch? Do you have other information showing 8-inch? Active 2 Roger Buffington 07/15/2008 35 Water/Wastewater [7/15/08] If the water line extending north from Timberwood will ever have domestic services connecting to it, it should be looped now for water quality purposes. Active 2 Roger Buffington 07/15/2008 36 landscape plan [7/15/08] Provide 6 feet minimum separation between trees and water service/fire lines. Active 2 Roger Buffington 07/15/2008 37 General [7/15/08] As a heads-up Engineering staff has begun the process to coordinate the elements of analyzing local street portion obligations for Harmony Road as well as design costs for Harmony Road which would be funded by the applicant for the property's frontage along Hamrony Road. Active 2 Marc Virata 07/16/2008 38 General [7/16/08] Comments may be forthcoming from Engineering Inspection, who will be taking a look at the plans as well. Active 2 Marc Virata 07/16/2008 3/7/2011 Page 5 Project: HARMONY TECHNOLOGY PARK, 4TH FILING - TYPE I AND FINAL PLAN ID Topic Issue Status Round Comment By Initial Date 39 Utility plan [7/16/08] Have turning templates been done for verification that the median nose at Technology and Timberwood doesn't hamper turning movements onto the site or turning movements from Intel to Technology? Please provide an exhibit for our records. Active 2 Marc Virata 07/16/2008 40 Stormwater [7/17/08] Please provide a drainage easement for the storm sewers highlighted on the redlines. Drainage easements are normally required when conveyance elements are necessary to carry the design flows. Roof drain laterals and piping are not required to be in a drainage easement. Active 2 Wes Lamarque 07/17/2008 41 Stormwater [7/17/08] Please provide a conveyance mechanism other than the sidewalk itself for the sidewalk along Harmony Road. The area of concern is highlighted on the redlines. When the sidewalk carries flows, ponding and icing on the sidewalk have been a problem in the past. Active 2 Wes Lamarque 07/17/2008 42 Stormwater [7/17/08] Please provide a signature block of approval for the owner of the irrigation line that is being modified. Active 2 Wes Lamarque 07/17/2008 43 Stormwater [7/17/08] Please provide 8 to 10 feet of separation between trees and storm sewer. See redlined landscape plan.
