9 Floodplain [2/23/06] 1. A portion of the proposed Lot 1 is located in the Spring Creek
Floodplain. Please show the current effective FEMA floodplain limits, as well
as the City designated floodplain limits, on the plat.
2. FEMA is in the process of adopting a new floodplain along Spring Creek.
The current City designated floodplain is a very close approximation of the
floodplain to be adopted by FEMA in the fall of 2006. The City currently uses
the revised floodplain for regulatory purposes.
3. It is understood no development is currently proposed. We encourage
the applicant to become familiar with the floodplain regulations which govern
this site prior to the start of planning any development. You can contact the
Floodplain Administrator, Susan Hayes, at 416-2233 to answer any
questions.
Resolved 1 Wes Lamarque 02/23/2006
10 General [2/23/06] No issues with subdivision. There will be wetland and natural
habitat and feature buffer applicable at the PDP level.
Active 1 Doug Moore 02/23/2006
11 General [2/23/06] Technical Services Comments:
1. Boundary and Legal close.
2. Section # is incorrect in titles, legals (plat & siteplan), note #1 and C-W
1/16 Cap Diagram
3. This is a replat of W-15 - Sub of West 1/2 Sec. 27. Show in subtitle.
4. Hull Street- How is Righ of Way dedicated? What is the width? Is more to
be dedicated?
5. There is a large storm sewer pipe along the east side of this property- from
Spring Creek South. ??Any easements for this??
6. Dimension of the existing easements- need to be locatable
Active 1 Dan DeLaughter 02/23/2006
12 General [2/23/06] Additional right of way and easements may be needed on Drake
Rd. This replat requires the need to dedicate a total right of way of 1/2 a 4
lane arterial street, equal to 57.5' with a 15' utility easement behind it. A 9'
utility easement is required along Hull Street. Both the additional ROW and
easements should be dedicated with the plat.
Resolved 1 Dan DeLaughter 02/23/2006
13 General [2/23/06] No additional ROW is required at this time on Hull Street, but may
be requested at a later time if this property develops.
Resolved 1 Dan DeLaughter 02/23/2006

16 Technical Services [4/26/06] Technical Services Comments:
1. Boundary and legal close
2. The subtitle of the plat needs to include "and a portion of the NW 1/4 of
Section 27".
3. It is a replat of Lot 1, NOT Lot 7.
Active 2 Dan DeLaughter 04/26/2006
17 Floodplain [4/27/06] 1. Please modify the FEMA floodplain limits shown on the map. On
the southern portion of the lot the FEMA 100-year floodplain and floodway are
coincident. Please remove the line labeled FEMA floodway; this is actually
the 500-year limit. Please re-label the FEMA 100-year line as FEMA 100
-year floodplain/floodway.
