There are several missing and contradictory information shown on the plans. Pipe sizes for storm sewers are not called out in some locations, in others sizes are inconsistent from sheet to sheet. It is not clear what the contractor would have to build. There are several water line crossings that are not shown on the utility profile sheets, and clearances are not called out. Pipe cover is not called out when minimal. The basin delineations are still not completely clear. High Point and Low Point elevations are not called out on the grading plan. The plat does not reflect a 20 foot drainage eaement centered on the pipe coming off the inlet at Seneca. Building envelope shown on Lot 16 encroaches on the easement, please correct. Active 1 Basil Hamdan 05/29/2001 3/7/2011 Page 1 Project: WESTBROOKE PUD, SECOND FILING, FINAL, #3-90H ID Topic Issue Status Round Comment By Initial Date 3 Ponding in Westbrooke Drive: With the new piping configuartion, there will be considerable ponding in Westbrooke Drive to the overflow condition being reached in Westbrooke Drive. Please make sure that the ponding does not exceed 18" at the gutter and 6" at the crown according to City criteria. A similar conditiion could occur on Seneca Street. Active 1 Basil Hamdan 05/29/2001 4 Off-site drainage improvements It is not clear who will build the outfall pipe along Troutman Parkway and out to the regional detention pond along Shields St. If it is to be built by others, then this development would be dependent on these improvements being in place prior to issuance of the first building permit. This will be reflected in the modified Development Agreement for this subdivision. This may be a departure from what you were told earlier. Sorry for the confusion. Please provide a note on the storm sewer profile sheet that all storm sewers shall be inspected by the City. Please label size and type of all storm sewers on all plans. Please label the class of RCP on the storm sewer profiles. Please show all utilities (water lines) on the storm sewer profiles. Please label clearances between utilities. According to the street capacity calculations, the capacity in the west side of Westbrooke Street is exceeded during the 2-year event. Please provide an upstream inlet that will prevent this from happening. Also, please delineate a new drainage basin that will help to calculate the amount of flow going to this inlet. Please provide calculations that show how much is captured by the inlet in the 2-year and 100-year events. A small amount of flow bypasses inlet D and continues to inlet B. The excess flow from inlet D do not appear to be included in the calculations for inlet B. Please include the excess flows in the analysis of the storm sewer and consider resizing the inlet. Please check the inlet calculations for errors. There are many small errors in labeling and different values shown from page to page. Please provide ditch company signature to the plans prior to routing of the mylars. Please provide the revised Final Plat to the utility plan set for reference. At that time, several comments regarding the erosion/sediment control plan were made. It is now August, 2001, the sixth time I have reviewed the plans, and there are still some of the original comments that have not been addressed. Please do so. Erosion/Sediment Control Comments Westbrooke 2nd January 4, 2000 The plan needs city standard erosion control notes. Project schedule must be on the plan. The report indicates silt fencing and sediment traps are to be utilized prior to seeding and mulching. The symbol for silt fence doesn’t match the (I think) silt fence shown on the plans, please correct. Also, there should be a note on the plan indicating that the sediment traps are to be constructed as the first step in grading, and that they cannot be removed until there is no further sediment transport concern on the project. There is an existing wetland on the site, how is it to be protected? 8 As noted previously, clearly define all areas where the water main will depart from the standard bury depth of 4.5 feet to 5.5 feet.
