There would be no building expansion outside the existing building footprint. The structure has been considered to be two-family dwelling since prior to the adoption of the Land Use Code in 1997. However, this site is exempt from that ordinance (it was 'grandfathered' since it was already a duplex when the ordinance was approved). Although separate metering in this case is NOT REQUIRED, the owner is encouraged to install separate electric meters as an energy conservation measure.
