extend all of the way to the western walk if possible (see redlines).
I would also like to see a direct sidewalk connection to the front entrances of
the buildings, not just to the walk-out basements. With the Mason Corridor, it
will be expecially important to have pedestrian access from the northwest
side (the side where pedestrians will come from) so that they do not need to
walk through the parking lot or down the hill and enter the buidings through
the lower levels.

District (Terry Farrill) has provided the following comments:
1. The District will require 20 foot easements on the District's standard
easement form for the fire hydrant line.
2. The District does not allow trees, tree canopies or landscaping within the
District's easement or within 10 feet of District facilities. Trees that are placed
on the easement lines may be lost due to the removal of 50% of the canopy
during maintenance operations. The District will not be responsible for lost
trees.
3. The Districts commercial review packet was not submitted with the review
submittal as requested.
The District will require another review due to the lack of information
requested.
[2/25/08] Fort Collins Loveland Water District / South Fort Collins Sanitation
District (Terry Farrill) has provided the following comments:
The existing water tap is to be abandoned at the main in accordance with
District requirements.
How will the existing fire hydrant be relocated and to where?
The retaining wall cannot be located in the sanitary sewer easement. The
District will require access to the existing manhole.
There may be a vertical conflict between the existing sanitary sewer and the
proposed storm drain line.
The District's commercial reqview packet will need to be completed and
submitted with the drawings for review. The packet can be obtained by
contacting the District.

Please provide detailed grading on the south side of the buildings showing
that no drainage will be allowed on the existing property to the south. Provide
proposed contour lines, show how the site would tie to existing ground.
Please provide a cross-section along the property line showing how proposed
contours for this site would tie into existing contours.
A portion of the pipe outfall from this site is to be constructed onto the open
space to the west. Please provide documentation as to the ownership of that
parcel and who would maintain the existing open space and storm lines.
Erosion control during construction will be critical for this site due to its
proximity to existing development and the Redtail open space. Regular
maintenance of erosion control measures should be called for on the plans.

will require that the walk be detached to standard (see figure 7-9f). Please
coordinate with the Redtail Development to the west so that they are no
longer tapering in their sidewalk to meet the existing attached sidewalk on
this project. The entire stretch of sidewalk from Redtail to the eastern edge
of Lot 5's property will now be detached to standard.

Building 2, which is considered out of access to emergency vehicles. Fire
access roads (fire lanes) shall be provided for every facility, building or
portion of a building hereafter constructed or moved into or within the PFAs
jurisdiction when any portion of an exterior wall of the first story of the building
is located more than 150 feet from fire apparatus access as measured by an
approved route (from a public street) around the exterior of the building or
facility. This fire lane shall:
Be designed as a flat, hard, all-weather driving surface (asphalt or
concrete) capable of supporting fire apparatus weights. Compacted road
base shall be used only for temporary fire lanes or at construction sites.
Have appropriate maintenance agreements that are legally binding and
enforceable.
Be designated on the plat as an Emergency Access Easement.
Maintain the required minimum width of 20 feet throughout the length of
the fire lane.
A fire lane plan shall be submitted for approval prior to installation. If a fire

coordinate a date for the Public Hearing. Notification letters will need to go
out 2 weeks prior to the hearing date, so at this point it looks like we will be
scheduling a hearing the last week of May or early June.

and will have to be replaced anyway so this shouldn't be an issue. Please
note on the plans that the existing sidewalk is being removed. Also note that
if existing curb and gutter that is damaged and must be replaced and is not
removed without damaging the street, that all asphalt repairs must be
repaired in accordance with city street repair requirements.
