PROPOSED LOT 1 WILL CONTAIN THE 2 RESIDENTIAL DWELLING UNITS, 2, OUTBUILDINGS AND THE BROOD SHED NORTH OF THE CANAL. PROPOSED LOT 2 WILL CONTAIN THE EXISTING STORAGE SHEDS SOUTH OF THE CANAL. The 50' buffer is measured from the top of the irrigation ditch outward on to the property and will be located on both sides of the ditch. The applicant should submit a letter to both Current Planning and Natural Resources stating that they agree with the addition of language to the development agreement that to accomplish the preservation of this buffer zone as the lots redevelop. If a letter is not provided to the City prior to the scheduling of the public hearing, city staff will add a condition to the approval of the subdivision plat to require this 50’ buffer. The normal process would be to require the extension of water and sewer mains at this time as a part of the platting process. How can development/buillding be prevented on Lot 3 until such that that utility plans are approved and water/sewer mains installed? This needs to be resolved.
