PDP - Subdivsion Plat
Request to replat approximately 53.77 acres, consisting of lots 1,7,9,10, 12,13, 14 and Tracts A,E,F and G of Front Range Village Regional Shopping
Center to accommodate the shifting of various buildings and utillity easements. In addition, the purpose of the replat is to make minor adjustments and
to address a variety of issues that have arisen since construction began. (This project is associated with Minor Amendment #2 of the Front Range
Village Major Amendment). Located at the northwest corner of East Harmony Rd and Zeigler Road. The zoning is HC - Harmony Corridor District.

2 General [7/23/07] There appears to be a drainage and utility easement that is being
created over a portion of Lot 11, outside of the replatted boundary.

3 General [7/27/07] There was an access easement recently dedicated by separate
document on the northeast and southeast quadrants of the Corbett
roundabout. These have not been signed by the City and accepted as of yet.
I'd like to suggest not having these recorded and accepted and instead have
these areas reflected as access easements on the replat. It may help keep
the replat "cleaner" and we can forgo the transportation review fee payment
to process the easements by making them part of the replat.

4 General [7/27/07] In checking with the City Surveyor, we're suggesting the placement
of a note on the plat similar to as follows: "All previous easement dedications
of record within the replat, whether by plat or by separate document are
hereby vacated and rededicated as shown heron this replat." This may make
things cleaner (rather than trying to delienate the boundary limits of previous
easement dedications such as the 50' drainage and utility easement
pertaining to the drive aisle realignment of the TRU-BRU building.)

a replat of lots )

6 General [7/27/07] The note regarding Tract ownership and maintenance should
probably be revised to list only Tracts A, E, & F as the other tracts are not
part of the replat.
