This is a request to increase the enrollment limit of the current Treehouse Montessori School from 15 to 25 students. The Treehouse Montessori
School, located at 2013 Valley Forge Avenue, was originally approved by the Planning and Zoning Board on July 11, 2007; in that approval, the Board
limited the enrollment to 15 students and required that if an increase be made in the future, that it be brought to the Board as a Major Amendment to
the original Development Plan. An increase to 25 students requires an indoor floor space of 1,000 square feet and a 2,500 square foot outdoor play
area. The site accommodates the outdoor play area requirement and the existing garage is planned to be renovated to meet the additional indoor space
needed. The applicants have submitted a letter of intent from the Fort Collins Bible Church indicating their plans to enter into a private parking
agreement to meet the schoolÂ’s parking needs. The site is located in the RL, Low Density Residential Zone District." The applicants have submitted a

3 Traffic [5/18/10] What is the contengency plan if the Church parking is lost? There
is not discussion of duration on the Church's letter of intent.

4 General [5/18/10] The letter of intent needs to address the intent to enter into a private
agreement with the school regarding parking. The agreement should
address the need for both parties to agree to any change in the agreement
and should say that if the Church property is sold or redeveloped in the
future, that the school is responsible for finding another way to meet their on
site parking requirements within a certain amount of time. This is a legal
document that will need to be prepared by a attorney, a letter of intent from
the PROPERTY OWNER is all I need to schedule a hearing but the
document will be required before the plans can be finalized.

6 Fire As long as the basement will not be used for occupancy by the pre-schoolers,
the sprinkler issue is resolved. Only other requirement is to have the address
numerals displayed on the front side of the house, minimum 6 inches high.

8 General [5/19/10] To go to hearing in June, I need revised plans and an updated
letter of intent by Tuesday May 25th at the absolute latest. My staff report
that goes to the board is due Friday, May 28.
