KING SOOPERS STORE # 9 REMODEL ( KING SOOPERS EXPANSION) MODIFICATION OF STANDARDS - TYPE II - 10-09 - CORRESPONDENCE -
Project: KING SOOPERS STORE #9 REMODEL - (aka King Soopers Expansion) MODIFICATION OF STANDARDS - TYPE II Modification of Standards This is a request by King Soopers for a proposed 11,600 square foot building expansion on the north end of its existing building, which is being reviewed through the City of Fort Collins Minor Amendment process. The request going to the Planning & Zoning Board on April 16, 2009, is only to consider a modification of one (1) standard set forth in the Citys Land Use Code (LUC). The request is for a Modification of Standard to Land Use Code 3.5.4 (C) (3) (a) to modify the requirement for a new secondary entry to the north elevation of the King Soopers building as part of the proposed remodel. Located at 1015 S. Taft Hill Rd, on the southwest corner of West Elizabeth and South Taft Hill Rd. The zoning is NC - Neighborhood Commercial Project Type: Project Desc: File ID: 10-09 Planner: Steve Olt DMS Project Num: CP092164 ID Topic Issue Status Round Comment By Initial Date 1 Zoning [2/9/09] Sign approvals for new wall signs will be sought through a separate sign permit. However, this store is located in the Neighborhood Residential Sign District and requirements for this shopping center are found in our LUC 3.8.7 (E)(8) under Neighborhood Service Center, Neighborhood Commercial District. Active 1 Gary Lopez 02/09/2009 2 Zoning [2/9/09] Removal of the tree(s) may require mitigation by the addition of a new tree(s). Active 1 Gary Lopez 02/09/2009 3 Zoning [2/24/09] Engineering has no comments regarding the modification of standards, however all prior comments pertaining to the expantion still apply. Active 1 Andrew Carney 02/24/2009 4 Water/Wastewater [2/24/09] No comments. Active 1 Roger Buffington 02/24/2009 5 Water/Wastewater [2/24/09] Please submit a Commercial C-1 form with panel size and voltage and phase information. An electric one line diagram and panel schedule is also required. Active 1 Alan Rutz 02/24/2009 6 Water/Wastewater [2/24/09] Existing transformer will be relocated by Light and Power at owners expense. KVA charges will apply if existing electric panel is increased. Active 1 Alan Rutz 02/24/2009 7 Water/Wastewater [2/24/09] Proposed transformer location may need to be changed. The transformer pad could be 107" x 88" with 3' of clearance required in back and on each side. The pad size will be determined when a C-1 form is received and the transformer size is calculated. I suggest moving the transformer to the north side of the building near the west corner. Active 1 Andrew Carney 02/25/2009 12 General [2/26/09] No comment. The pedestrian connection to the sidewalk along Elizabeth is improved with this project. Active 1 Jennifer Petrik 02/26/2009 13 General [3/4/09] There is still, I think, an issue with the Building Department about whether or not the proposed addition can be made based on Building Code requirements. This request for a modification of the standard set forth in Section 3.5.4©(3)(a) of the Land Use Code can go to the Planning & Zoning Board for a decision on April 16th; however, the Minor Amendment being reviewed for the addition to the store cannot be approved until the Building Code issue is resolved.
