THE PDP IS A RESIDENTIAL DEVELOPMENT WITH A NEIGHBORHOOD CENTER, A COMMUNITY CENTER, AND THREE SMALL NEIGHBORHOOD PARKS. THE PROJECT CONSISTS OF 294 SMALL LOT SINGLE FAMILY DETACHED AND 75 STANDARD SINGLE FAMILY DETACHED DWELLING UNITS FOR A TOTAL OF 369 UNITS. THE NEIGHBORHOOD CENTER IS FIVE ACRES IN SIZE AND CONTAINS POTENTIAL CHILD CARE CENTER, RETAIL, PERSONAL AND BUSINESS SERVICE SHOPS. THE NEIGHBORHOOD PARKS RANGE IN SIZE FROM .54 ACRE TO 1.93 ACRES. THE ENTIRE PARCEL IS 100.1 ACRES IN SIZE. IT IS LOCATED IN THE SOUTHEAST QUARTER OF THE SECTION THAT IS BOUNDED BY HARMONY ROAD ON THE NORTH, STRAUSS CABIN ROAD ON THE EAST, KECHTER ROAD ON THE SOUTH AND ZIEGLER ROAD ON THE WEST. The 5' sidewalk shown along this area is not adequate for it to serve as the bike/ped trail. The width needs to be consistent along the length of the trail system. This should also be shown consistently on the site plan. (This is a repeat comment from the beginning stages of this project and has been stated by the Engineering department as well as Transportation Planning).
