Overall Development Plan
REQUEST FOR AN OVERALL DEVELOPMENT PLAN ON 49 ACRES. THE ANTICIPATED LAND USES INCLUDE AN EXPANSION OF
THE BREWERY, A WATER TREATMENT FACILITY, INDUSTRIAL USES AND A COMMUNITY BUILDING, ALL OF WHICH ARE
PERMITTED IN THE INDUSTRIAL ZONE DISTRICT. THE ODP ALSO INCLUDES A POTENTIAL FUTURE RAIL SPUR. THE SITE IS
LOCATED ON THE NORTH SIDE OF BUCKINGHAM STREET BETWEEN LINDEN STREET ON THE WEST AND LEMAY AVENUE ON
THE EAST. THE PARCEL IS BOUNDED BY THE CITY OF FORT COLLINS STREETS FACILITY ON THE NORTH. THE SITE IS ZONED I,
INDUSTRIAL.

The Oxbow Property is labeled as "Oxbow Natural Area", to avoid confusion
on this very controversial piece of property to may be more appropiately
labeled as "Natural Oxbox Area". The City of Fort Collins Natural Areas
Program doesn't own this property and doesn't plans to aquire this property.

2 Label the Buffer Area on Oxbow Property-
This buffer will not effect the development potential of the proposed ODP.
However, we feel that it is important that the 50' buffer area be shown on this
ODP, around the isolated patches of riparian forest that is depicted on the
Oxbow property. 2.3.2(H)(6)

3 If Process Water Facility needs electricity we will need to look at a source of
power - as well as the standard C-1 form. Development charges will apply.
