Project: Aspen Dental PDP - Type I and Final Plans PDP - Final Compliance This is a request for a new 2,600 square foot, single story dental office building. The building is to be 19 feet, 6 inches high. The property is 19,575 square feet (.45 acre) in size. New paved parking areas for 19 vehichles will be added as part of the development plan. This site will be accessed from South Timberline Road via a shared driveway with the neighboring animal hospital. There will be a secondary driveway connection into the Sunstone neighborhood center to the south. Located at 3838 S. The parking setback that you are currently proposing seems to scale out at roughly 75-76' so I think we're ok but I'll need to make sure. You can send a pdf of this area rather than submitting another round of review so we can get you to hearing. [1/22/09] The parking setback requirement based on the ADT's of this project is 75' from the ultimate flowline. It's hard to tell, but it appears that the first parking stall is encroaching into that setback. Compacted road base shall be used only for temporary fire lanes or at construction sites. Have appropriate maintenance agreements that are legally binding and enforceable. Be designated on the plat (or by separate document - please consult Susan Joy) as an Emergency Access Easement. Maintain the required minimum width of 20 feet throughout the length of the fire lane (30 feet for buildings three or more stories in height).
