LEMAY AVENUE MODIFICATION OF STANDARD - TYPE I Modification of Standards Request for Modification of Standard to Land Use Code Section 3.2.2(K)(2)(a), requesting a variance of the maximum parking spaces allowed for non-residential development. Personal Business and Service Shops allow a total of 4 spaces per 1000 square feet and this is a request to allow 8 parking spaces for a 1008 square foot facility. Located at 1635 S. Lemay Avenue, on the west side of South Lemay Ave., between East Prospect Road and East Stuart Street. The property is zoned NC - Neighborhood Commercial District. LEMAY AVENUE MODIFICATION OF STANDARD - TYPE I ID Topic Issue Status Round Comment By Initial Date 9 General [3/6/07] Comments relating to the future Project Development Plan (PDP) submittal for the proposed change-of-use from single-family residential to beauty salon: * It would appear that any vehicle in parking space 5, east of the building, would have to back all the way out to the driveway (fire lane) because there is no turnaround space to the south of the parking lot. * There should be signage near the northeast corner of the building indicating that there is handicapped parking behind the building, to the west. * The future PDP should clearly define the 700 square foot basement area as a storage area only. If there were to be additional stylist/client space proposed in the future then the parking would obviously be insufficient. Active 1 Steve Olt 03/06/2007 10 Fire [3/7/07] REQUIRED ACCESS: A fire lane is required. This fire lane shall be visible by painting and signage, and maintained unobstructed at all times. A fire lane plan shall be submitted for approval prior to installation. In addition to the design criteria already contained in relevant standards and policies, any new fire lane must meet the following general requirements:  Be designed as a flat, hard, all-weather driving surface (asphalt or concrete) capable of supporting fire apparatus weights. Compacted road base shall be used only for temporary fire lanes or at construction sites.  Have appropriate maintenance agreements that are legally binding and enforceable.  Be designated on the plat as an Emergency Access Easement.  Maintain the required minimum width of 20 feet throughout the length of the fire lane.
