along either the frontage road or Fairway. This project will only have to

dedicated to accommodate the future "rearage" road and it may not overlap
the existing 10' Trail Easement. There is some possibility that the 20' access
easement has already been dedicated and the 10' trail easement is really on

further.

signage, and maintained unobstructed. A fire lane plan shall be submitted for
approval prior to installation. The fire lane shall be designated on the plat as
an Emergency Access Easement. The minimum required width shall be 20
feet throughout the length of the fire lane. If a fire lane cannot be provided,
the building shall be fire sprinklered.

College Avenue and Fairway Lane. Applicant needs to determine this hydrant
meets minimum flow requirement.
[2/28/06] Hydrant spacing and water flow must meet minimum requirements
based on type of occupancy. Spacing and flow requirements for commercial
property are 1,500 gpm at 20 psi residual pressure, spaced not further than
300 feet to the building, on 600-foot centers thereafter.

As currently shown, the water quality pond will hold water up to 2 inches deep
before it releases. Please make sure that the plate has an opening at the
invert elevation of the pond.
According to Urban Drainage criteria, rows need to be separated by 4 " in
order to use that manual's charts.
If no utility plans are being submitted, then how will the change to the pond
outlet be documented. Maybe a note on the site plans referencing the
drainage design documents would be appropriate.
[3/1/06] The original detention area did not have a water quality component.
Since the pond is already built and landscaped, no new detention will be
required, however, it is requested that the pond outlet, be modified to include
a water quality plate and detention. A variance will be approved to account
for the water quality volume as being part of the quantity volume.
Please provide water quality calculations.

[6/1/06] Language agreed upon by the attorneys has been altered again.
Please correct the documents to read as shown on the redlines. Also, the
document keeps referring to "roadway" and "street" improvements and this is
incorrect. This is not a street. It is only a driveway through the parking lot
that will eventually have cross access to the north. The city does not and will
not maintain a private parking lot or driveway.
[4/7/06] The 20' access easement dedication was incorrectly submitted and
needs to be resubmitted using the UNALTERED City template. The exhibit
and legals for this easement were checked and accepted. OK to submit
signed and wetstamped docs from the surveyor along with a $250 filing fee
made out to the City of Fort Collins. Larimer County filing fees also apply and
that amount will be calculated once all the paperwork is received.
