1. 2018 IFC CODE ADOPTION
Poudre Fire Authority and the City of Fort Collins (Town of Timnath, Larimer County) are
in the process of adopting the 2018 International Fire Code. Code adoption is
anticipated in early 2019. Building plan reviews shall be subject to the adopted version
of the fire code in place at the time of plan review submittal and permit application.

There are existing trees on site. Contact the City Forester for an onsite meeting prior to submittal
To obtain tree inventory and mitigation information for landscape plans. Existing significant
trees should be retained to the extent reasonably feasible.
Verizon will use the existing conduit to run power from their equipment to the new transformer. The existing trees on
the north side of the building will not be impacted by the installation of utilities.

4. All public sidewalk, driveways and ramps existing or proposed adjacent or within the
site need to meet ADA standards, if they currently do not, they will need to be
reconstructed so that they do meet current ADA standards as a part of this project.

5. Any public improvements must be designed and built in accordance with the Larimer

1. The antenna screening as proposed would have never been approved as part of the
original design of the building. Please move to roof and set back from edge of building as
far as possible.
The proposed wall mounted installation is necessary for Verizon to achieve the service objective. Moving the antennas
to the roof and set -back from the edge of the building would significantly limit coverage. The antennas will be installed
flush to the building, as technically feasibility. Antennas will be screened from view and the screening will not protrude
over the top of the building. The proposed screening will be textured and painted to match the exterior of the building.
The proposed site plans have been approved by the Harmony Technology Park Design Review Committee. The site has
been designed in accordance with Ft. Collins' Land Use Code.
Can the antennas be attached to and painted to match the existing screen wall on the
center of the building? If not please provide a propagation map demonstrating coverage
when mounted to existing mechanical screen wall and other design alternatives that are
located on the roof.
Wireless service works by line of sight. Obstructions such as topography and buildings diminish signal strength.
Verizon's RF engineer has determined that the antennas can not be moved to the rooftop. Please find attached

The 2-bay equipment cabinet will be located on the roof adjacent to the existing roof hatch. The cabinet measures 6-2" by 4'-5".
Please refer to page A2.0 of the enclosed site plans. The cabinet will not be visible from Precision Dr.
3. How will landscaping be impacted where the new fiber box is proposed to be located.
Please provide landscape for the immediate area of impact. If plants are impacted
mitigation will be required. If submitting formally, please include landscape plan on site
plan but only for the immediate area of impact where fiber and electric runs are located.
Also make sure that any wall mounted meters or equipment are painted to match existing
exterior mounted electric panels.
Verizon will install 2 new shrubs within the utility easement area and remove the existing ornamental grass. A

Description of project: This is a request to mount and screen 12 cellular antennas to building
facades at 3528 Precision Dr (parcel #8604214001). This project will include a new
outdoor equipment cabinet on the roof and new electrical and fiber service routed
underground and through building. The property is within the Harmony Corridor (HC) zone
district and is subject to Basic Development Review (BDR).
