College Avenue*, the Director of Planning will hold an administrative review hearing to consider a Minor Subdivision request in your neighborhood. This request is known as Rising Son Minor Subdivision, Case #9-93. This is a request to create a legally subdivided lot for an existing building. The City has a requirement that when the use of a property changes and if the property is not currently part of a legally subdivided lot, the property must be subdivided with a subdivision plat approved by the City. In this case, the new use for the building is as an assembly hall for the Day Spring Christian Church. The property owners will be required to landscape the parking lot to City standards. The property is located at the southeast corner of Venus Avenue and Crestridge Street. The property is zoned BP, Planned Business, with a Planned Unit Development Condition. The zoning will not change with this subdivision request. All proposed uses must still meet requirements of the BP Zoning District. Future development proposals must be submitted to the Planning Department, to be processed and reviewed in accordance with Section 29-526 of the Code of the City of Fort Collins. The list of affected property owners being notified for this hearing is derived from the most currently available records of the Urimer County Assessor's Office.
