HomeMy WebLinkAboutPLATTE VALLEY LUMBER IP SITE PLAN REVIEW - 8 93 - DECISION - HEARING OFFICER DECISION0 I-P SITE PLAN REVIEW - ADMINISTRATIVE RULING PLATTE VALLEY SUBDIVISION - 720 EAST VINE DRIVE PLANNING DEPARTMENT PROJECT #8-93 WHEREAS, the applicants, Richard E. Deines and Keith Gressman, have duly followed City procedure for the I-P (Industrial Park) Site Plan Review as outlined in Sections 29-367 and 29-401 of the City Code and has submitted their application for an I-P Site Plan for the following described property, to wit: A parcel of land located in part of Sections 1 and 12, Township 7 North, Range 69 West of the Sixth P.M., City of Fort Collins, County of Larimer, State of Colorado, also known as the Platte Valley Subdivision, containing 1.25 acres more or less. WHEREAS, the City Planning Department Staff has processed the application request in accordance with Sections 29-367, 29-401 and 29-513 of the City Code including the publication of legal notification in the local newspaper with daily, general circulation; and WHEREAS, the Director of Planning held a public hearing on Tuesday, March 30, 1993, at 1:30 p.m., in the Planning Department Conference Room for the purpose of reviewing the I-P Site Plan request and for establishing a vested right under Article 68 of Title 24, C.R.S. NOW, THEREFORE, IT IS HEREBY DETERMINED BY THE DIRECTOR OF PLANNING OF THE CITY OF FORT COLLINS THAT: The I-P Site Plan Review known as Platte VAlley is hereby approved and as grounds, therefore, the Director of Planning does find the following facts to be true: A. The proposed use (manufacturing) is a permitted use in the I-P Industrial Park Zone District. B. The proposed use conforms to the performance standards as outlined in Section 29-368 of the City Code. C. The variances to the Zoning Code as noted on said Site Plan were approved by the Zoning Board of Appeals on March 11, 1993. n 7 TOR OF PLANN. 0/3v1Q3 DATE
