have a minimum gallon per minute fire flow.at the hydrant.
Fire code requirements for the building will be reviewed for
compliance upon application for a building permit.
10. The applicant is encouraged to apply for the appropriate
variances to the Zoning Board of Appeals. If relief is not
granted, then the applicant may apply for a Planned Unit
Development and be reviewed by the criteria of the Land
Development Guidance System.
11. The I-P Site Plan should indicate which variances were
approved by the Z.B.A., if applicable.
C. Minimum distance of any building from the front property
line shall be 50 feet. A minimum of 25 feet in the front
yard adjacent to any street shall be used for no purpose
other than the required landscaping and ingress and
egress.
D. Minimum distance of any building from the side property
line shall be 30 feet. In cases where the side yards are
used for storage, loading, or parking facilities, they
shall be screened from the view of public rights -of -way
in residential areas.
E. Minimum distance from rear lot line to building shall be
20 feet.
F. Parking along Vine Drive must be setback a minimum
average width of 15 feet.
G. Any vehicular use area shall be screened from the street
by a landscape treatment of sufficient height and opacity
to block at least 20% of the cross-section view of the
parking area from the street.
H. Not less than 6% of the interior of any such vehicular
use area shall be landscaped with such islands.

5. The building permit request will require a conversion to B-2
Occupancy as per the Uniform Building Code. The City will
require the verification, after installation, by an
independent engineer as to the dust collection system meeting
the City's requirements. For further information, please

6. A Traffic Impact Analysis will be required to be prepared by
a certified traffic engineer. It is suggested that the data
generated for the City's East Vine Drive Streets Facility be
used in the analysis. The study, should investigate trip
generation, trip distribution, and the impact on the nearby
intersections. The selected traffic engineer should contact
the City's Transportation Department to determine the scope of
the Study.
7. The platting of the property will trigger the dedication for
Vine Drive for half the width of an arterial street. This
dedication should be shown on the plat.
8. Arterial improvements to Vine Drive may be postponed depending
on the findings of the Traffic Impact Analysis. Since no
building will be built, the full improvements to Vine may not
be triggered with this project.
CONCEPTUAL REVIEW STAFF COMMENTS
MEETING DATE: February 1, 1993
ITEM: 720 East Vine - Platte Valley Lumber
APPLICANT: Keith Gressman, Platte Valley Lumber, 725 East Vine
Drive, Fort Collins, CO 80524
LAND USE DATA: Request to move a woodworking manufacturing
operation into the former RC Cola bottling plant located at 720
East Vine Drive. Request includes a one lot subdivision.
COMMENTS:
1. Electrical power will be brought in, underground, from the
west to the southwest property corner. At this location, the
Light and Power Department will require a utility easement for
switching gear measuring 6' x 61. The location of the
transformer must be coordinated with Light and Power. The
electrical contractor must complete the "Commercial One" form_
to size the transformer. Normal development charges will

2. At this time, the water is supplied by Elco Water District via
a 14 inch diameter. water main. The long term plan is that
this main will be abandoned. The City of Fort Collins will
provide water to the property via a 12 inch diameter water
main. Platte Valley Lumber will be required to make a service
tap onto this 12 inch City water main. The existing sewer tap
is adequate.
3. The site is zoned I-P, Industrial Park. The proposal requir
an "I-P Site Plan Review" to be reviewed by the Planning
�errg-Bea: Also, the lot must be platted as part of an
approved subdivision in order to receive a change of use
certificate of occupancy.
4. It appears the site will need the following variances from the
Zoning Board of Appeals in order to be processed as an.I-P
Site Plan Review:
A. A 50 foot landscape buffer strip shall be required along
all arterial and collector streets.
B. The minimum lot area shall -be the equivalent of two times
the total floor area of the building, but in not event
less than 20,000 square feet. No more than 50% of any
lot shall be,covered with building structures.
