The small size of the site and the construction activity do not allow revegetation during the construction period. The contractors' project schedule indicates construction will begin April 1, and paving will be completed June 11. During the construction phase, we plan to install a silt fence along the east and north sides of the site to prevent sediment from leaving the site. The site is in a moderate wind erodibility zone, and the construction of the building pad and curbs will provide the 200—foot barrier spacing required to prevent wind erosion. All storm drainage and erosion control procedures shall comply with the City of Fort Collins criteria. Phillip I. Robinson, P. E. & L.S. *' 4502 a* 8. i .� q pj• e � STORM DRAINAGE AND EROSION CONTROL REPORT LOT 4, COLLINDALE BUSINESS PARK, SECOND FILING SITE LOCATION AND DESCRIPTION Lot 4 of Collindale Business Park Second Filing is a 1.04 acre net area and 1.37 acre gross area site located at the southeast corner of Automation Way and Lowe Street. It is part of the area included in the Drainage Report for the Collindale Business Park prepared in March 1989, and is within the Fox Meadows Basin. Detention is provided for this site in the Collindale Business Park existing pond located at the northeast corner of the Collindale Business Park development. The total pond volume for 34.4 acres was 7.19 acre feet, which is 0.209 acre feet per acre. Therefore, the detention provided for Lot 4 is (0.209) (1.37) = 0.286 acre feet. Runoff from this site is easterly along Lowe Street to an existing drainageway running north along the west side of Timberline Road. This drainageway is comprised of inlets, pipes and a drainage channel, and it empties into the existing detention pond. The existing Lot 4 is undeveloped and is covered with vegetation, but the steets surrounding the site are constructed with curb and pavement. DEVELOPED SITE The site will be developed with a building, paved parking, and landscaped areas. Of the 1.04 acre net site, 0.19 acres w.il be landscaped, and 0.85 acres will be hard surface. The attached calculation shows the site runoff for 2—year, 10—year and 100—year storms. These runoff quantities are a part of the quantities shown on the attached site plan which was prepared for the Collindale Business Park report in March 1989. The developed site will drain from southwest to northeast, and the runoff will exit the site via surface drainage at the northeast driveway into the south gutter of Lowe Street. The Lowe Street gutter flows east to an existing 4—foot inlet into the pipe/swale drainageway which runs north along the west side of Timberline Road. The developed C value used in the 1989 Collindale Business Park drainage report was 0.85, and the composite C for Lot 4 calculates to be 0.82, so the runoff quantities from Lot 4 are slightly less than the quantities provided for by the original design.
