If it is to be one-way, traffic directional signs would be needed at the northeast corner of the building to ensure that circulation is not a problem. 2 7. The utility plan needs to show parking lot dimensions and curve data, or a copy of the site plan needs to be included in the utility plans for reference, so this information is available to the contractor and City inspectors. 8. Storm drainage comments are attached. Clarification is needed on the future expansion area. Is approval being sought for this area now, or will it be submitted in the future for further review? If approval is sought now, we will need building elevations to address the expansion. If approval is not being sought, a note clarifying this, should be added to the site plan. The maximum building height should be noted on the site plan. 1/3. The height and materials of the trash enclosure need to be noted on the site plan, 14. All proposed lighting (building mounted and parking lot lighting) needs to be identified on the site plan. We recommend that down directional, short cut-off fixtures be used. 1r5. I have not yet received comments from the Water and Wastewater Utility or Transportation Division, but will inform you as soon as possible, whether there are any additional concerns. a Revised plans and documents addressing the above comments should be submitted to my office by Tuesday, March 23, so we may schedule the hearing for this request during the week of April 5. I will need three (3) copies of the revised site and landscape plans. After the hearing, there is a 14-day appeal period, after which, final processing of plans can occur. Review of these plans by US.West should not be construed as a commitment that telephone facilities sufficient to serve this project are presently available. US West will provide service in accordance with the rates and tariffs on file with the Colorado PUC. The owner is responsible for provision of all trench and conduit and the owner provides terminal room space and power for the main terminal at the building. The owner's vendor provides all facilities beyond the main terminal. Contact the US West engineer for conduit specs for the main telephone entrance cable. Any relocation of existing telephone facilities required by these plans will be paid for by the developer. 'f 2. The minimum requirement of 6% of parking and drive areas being in landscaped islands has not been met. An additiona 430 quare feet (for a total of 1,389 square feet - 6% of 23,153 square feet) in landscaped islands is needed. If there were fewer parking spaces on the site, the amount of landscaped islands would be reduced. As designed, there appears to be an over abundance of parking for this type of land use. The Parking Code requires that "vehicular use areas" (parking and drives) be screened from the street by a landscape treatment of sufficient height and opacity to block at least 20% of the cross- section view of the parking area from the street. This requirement has not been addressed for the east, south or west edges of the property. A combination of berming and plant materials could achieve this requirement. Berm height needs to be noted on the landscape plan. We recommend that the foundation plantings along the north and west sides of the building be changed to include materials with year-round coverage and interest.' X.
