HomeMy WebLinkAboutMCINTOSH PUD PRELIMINARY AND FINAL - 12-93 - CORRESPONDENCE - CORRESPONDENCE-CONCEPTUAL REVIEWCONCEPTUAL REVIEW STAFF COMMENTS MEETING DATE: February 22, 1993 ITEM: Dental Office at Taft Hill Road APPLICANT: Lucia Liley c/o March and Myatt, P.C. 110 East Oak Street Fort Collins, CO 80524 LAND USE DATA: This is a proposal to allow a total of 5 employees (4 plus the Dentist) at an existing "home occupation" Dental Office, located at 1731 South Taft Hill Road. The property is zoned RL, Low Density Residential, and this proposal would have to be reviewed as a Planned Unit Development. Dental Offices are not considered a "use -by -right" or allowable use without a PUD. The dentist, Dr. Ira McIntosh, does not propose any internal or external changes to the property. The request would not include a request for additional treatment rooms or increase the intensity of use on the site. COMMENTS: 1. If no upgrades are required for electrical power, then Light and Power does not have comments. 2. A minimum of 2 parking spaces for every 3 employees would be required. An additional 4 spaces per 1,000 -square. feet of medical office is also recommended. It appears as if there is plenty of parking provided on site for both the residential and dental uses. 3. Poudre Fire Authority requires a fire hydrant within 400 feet of the property. 4. The change of use, from a home occupation business to a mixed use residential/office use, triggers requirements of the current building and fire .codes, as the building would be treated as a new building. There are requirements for one hour fire construction to separate residential 'areas from office uses, including one hour rated ceilings, doors, etc. Please contact Sharon Getz at the Building Department (221- 6760) for more detailed information. 5. The topic of variances to requirements of the home -occupation ordinance was discussed. 6. The topic of variances to the building code was also discussed. These variances would be applied for through the Building Review Board.
