Proposed coverage of buildings and structures including:
percent and sq. ft. of building coverage
percent and sq. ft. of driveway and parking
percent and sq. ft. of landscaped area.
Number of parking lots, handicapped, bicycle, etc.
Maximum building height.
A description of the proposed use, including. floor area, number of employees, number
of dentists, number of patient chairs, etc.
10. Indicate, with a note, under the landscape symbols that all landscaping is existing.
11. The title across the top of the site plan should read "McIntosh PUD".
12. Does note number 2 mean that the Taft Hill access will be closed? Taft Hill is an
arterial street not a local street. Transportation is not requiring that the curb cut on
Taft Hill be eliminated at this time.
13. Please fill.out the attached Business Services Point Chart. If you are not able to meet
the 50 percent requirement, please submit a request for a variance to the Point Chart,
indicating why a variance should be granted in this case. You have an option to apply
for some energy conservation points (see attached Energy Conservation Worksheet). If
you decide to apply for energy conservation points, please complete and return the
worksheet.
This concludes staff comments at this time. In order to stay on schedule for the April 26, 1993
Planning and Zoning Board hearing, please note the following deadlines:
Plan revisions are due April 7, 1993 by 12:00 noon.
PMT's, colored renderings, and 10 prints are due April 19.
Final mylars and other documents are due April 22 by 12:00.
Please be aware that, if a development agreement and utility plans are required with
this project, these documents and plans must be signed prior to the Planning and Zoning
Board Hearing. If not, a condition will be placed on the project giving you 60 days to
finalize the plans and agreement, after which time, you must submit a request for an
extension from the Planning and Zoning Board.

Dear Lucia,
City Staff has reviewed your submittal for McIntosh PUD, Preliminary and Final, and offers
the following written comments:
The site plan should specify the land uses as proposed, as well as indicating what is
existing. The intent of the project apparently was not clear to many of the reviewers.
2. Label on the site plan the square footage of the lot, residence; dental office, and garage.
3. Is the driveway paved? Please label the surface material.
4. Indicate in the general notes section, that, the residence is existing and will continue to
be a residence.
5. Add a note indicating that no external changes are proposed to the site and that there
will not be an increase in the amount of impervious surface on site and that the existing
drainage patterns will not change.
6. Add a note to the site plan stating that landscaping in the Taft Hill Road right-of-way
shall be maintained by the property owner.
7. Label all berms shown on the landscape plan, including the one shown along Taft Hill.
8. Include information on the plat about the uses within 150' of the property, excluding
right-of-way. The subdivision west of Taft Hill is named Brown Farm 1st Filing
(existing. single family residences). Label the lots to the north, east, and south as being
Lot x of Sonoran View Estates and indicate the existing land use, ie single family
residence, vacant, etc.
9. Include a Land Use Data Chart on the plans, even though some of this information was
included in the planning objectives. This chart should include the following
information:
Lot size in gross and net acres and square feet.
Total number, type, and density of residential units.
Estimated total floor area and ratio of floor area to lot size by land use breakdown (ie
residential and office).
