The landscaping consists of substantial berming and screening
along the north and west boundaries as well as various trees in the
interior of the lot. overall, there are hundreds of trees and
shrubs on the site.
There are a total of it paved parking spaces on the site,
including the two garage spaces. The six patient parking spaces,
situated in two groups of three spaces, are screened from adjoining
properties by a berm eight to ten feet high with mature aspen and
pine trees. The three employee spaces are screened by a six-foot
berm composed of lilacs, spreading evergreen bushes and assorted
trees.
The only sign on the site consists of a wood frame on a wood
pedestal approximately two feet by four feet in total size, with a
smaller sign within the frame.
No changes in drainage flow patterns should occur since no
additional impervious surface is planned or needed.
Neighborhood Compatibilit
The site is located adjacent to Taft Hill Road. None of the
residences across Taft Hill Road front on the site. To the north
of the site is the Sonoran View Subdivision greenbelt space and a
City drainage area. There are three residences lying east of the
site on Longworth Road, all of which are screened from the parking
and the business entrance. The one other residence in the
immediate vicinity is the Lamson residence on Taft Hill Road, which
also does not front on the site. The site is very attractive, and
its residential character is very compatible with the neighborhood.
The applicant sent letters to the five neighbors closest to
him prior to beginning the City PUD process, and all five called to
tell him they did not object to his proposed PUD.
No one other than those representing City staff and the
applicant appeared at the neighborhood meeting.
Conditions on Site Plan
The applicant has agreed to place the following conditions on
the site plan:
1. The number of employees shall be limited to
f ive .
2. Square footage of the office use shall not
exceed 1100 square feet.

MCINTOSH PUD PLANNING INFORMATION
Request
This is a request to allow the continuation of a dental office
in an existing residence on a subdivided lot. The street address
of the property is 1732 South Taft Hill Road, and its legal
description is Lot 18, Sonoran View Subdivision. The lot is
approximately 1.7095 net acres, and the residence contains 3800
square feet, approximately 1100 of which are used for the dental
office. The property is located in the R-L, Low Density
Residential, Zoning District.
Background
This property was approved as a home occupation in 1976, the
year the applicant purchased it. Extensive remodeling of the house
was done to accommodate the dental office. The applicant also
extensively landscaped the site and estimates a total investment of
$200,000 in the remodeling and landscaping improvements.
In his 17 years of dental practice on the site, the office
operation has basically remained the same: three chairs and three
employees in addition to the dentist, consisting of a receptionist,
a chairside assistant and a hygienist. The applicant's wife and
daughters have filled some of those positions in the past, and one
daughter continues as an employee.
The applicant is concerned that two changes may affect his
ability to continue his present operation. The first is an
anticipated change to OSHA regulations which would require dentists
to employ, at least on a part-time basis, an infection control
specialist. Secondly, his daughter may discontinue her employment
in the near future. These changes would result in the applicant
being in violation of his home occupation status and would prevent
him from continuing the same practice he has had for 17 years.
The applicant does not desire, or need, any changes to the
present residence, office, landscaping or parking.
Desian
The site is very residential in appearance, with extensive and
attractive landscaping which acts as a screen and buffer for the
parking areas.
The structure is a detached, single-family residence, bi-level
in design, with brick facing and a wood shake roof. The dental
clinic is located in approximately 1100 square feet of the lower
garden level and has a separate enclosed entry. For a layout of
