The second phase was divided into fourteen sub -basins. See attached
drawing for more detailed flow patterns.
The runoff and grading have been designed to maintain the integrity of the
existing drainage report and the Evergreen Drainage Basin Study. Flows have
been directed generally south and west to the existing detention pond and will flow
in a concrete pan when slopes are less that two percent. The portion of the
development east of Redwood Drive is in the Greenbriar Drainage Basin and the
property is being designed to utilize the wetland area as a detention pond for this
portion of the development.
The Third Phase of the development is the multi -family area and will drain
directly west into the existing pond.
The Fourth Phase is a single family area that has been designed as a part of
the Evergreen Subdivision and the drainage has been previously designed.
I hope this and the accompanying drawings will suffice for our Drainage
Report for the O.D.P. of the Greenbriar Village P.U.D.

Dear Glen:
The following is the preliminary drainage report for the Overall
Development Plan (O.D.P.) of Greenbriar Village P.U.D. which is a replat of a
part of Sundance Hills, Filing Two, P.U.D, and three adjacent properties.. It will
be designed as a mixed use residential development and will be located as shown
on the Overall Development Plan. It is located in the North 1/2 of Section 1,
Township 7 North, Range 69 West of the 6th P.M.
The total gross area of the site is 37.83 acres. It is predominately a single
family area conforming to the requirements for the RLP zone. There is, however,
an area of duplex and 4-plex housing in the extreme northwest corner of the
property and a multi -family area in the southwest portion. The Subdivision is a
part of areas "B" through "G" as shown on Sheet 7 of 11 of the Sundance Hills,
Filing Two, P.U.D. prepared by Engineering Professionals Inc. and dated
November 30, 1979. The property slopes gently from northwest to southeast and
will continue to drain to the existing neighborhood detention pond that is southeast
of the existing Coachlight Plaza Filing One. Since Sundance Circle is being
changed to end in a cul-de-sac, the drainage will be diverted southerly along the
westerly property line and then easterly along the southerly property line in a
concrete pan to the existing 20-foot wide drainage easement along Coachlight
Plaza to the neighborhood detention pond.
The First Phase of the P.U.D. which has a final drainage report under
review, has off -site flows that will pass through the second phase to the existing
detention pond. The rear of the existing Coachlight Apartments also drain to an
existing swale along the common property line with Greenbriar Village P.U.D.
The Second Phase of the project is the single family section and consists of
two (2) distinct areas on the east and west sides of Redwood Drive.
