Aller•Lingle Architects P.C. will need to meet with Transfort personnel to discuss the best locations for the concrete pad. 9. Fencing will be provided along the north property line. Landscape buffering will be provided at the locations where headlights will shine directly into back yards of single-family homes. Since the apartments are single-family, we do not expect any more noise from the users than a typical residential subdivision. All of the open areas are focused internally to the site, reducing the need for heavy landscaping along the north property line. We are open to further discussion of this issue. 10. We agree there are some inconsistencies. This is common to the architectural process. Our main purpose in submitting the Schematic Design was to receive City input early into the process to address their concerns prior to finalizing a design concept. As there are other issues to consider, such as the budget, these plans will probably change between phases. 11. We will try to do this if we can. However, the flood line on the Southeast Site is presenting a problem. We are attempting to get berms at the corner, but retention is creating a problem. We will do our best. 12. By CSU. 13. On the Northwest Site, bicycle parking will be provided in the covered walk-through area located at the center of the 10-plexes. On the Southeast Site, additional bicycle parking has been provided from the parking lot. Please review Design Development drawings. 18. Agree. 19. Since CSU and the ditch company have worked out an agreement to install fencing along the entire length of the canal, gates will be provided to allow access. This will be coordinated with the ditch company. However, it will eliminate continuous access along the canal. 20. We thought we had shown the curb cuts on Sheet SP1. These were taken from the aerial photo given to us by the City. We will label the buildings and try to verify these locations. 21. Agree. 22. The building floor -to -floor height and roof pitch have been lowered to be within the 40' requirement. 23. Utility easements will be provided to the City upon completion of Design Development and prior to construction when an agreement has been reached between the City and CSU. Please note that we need this information soon to meet our first bid package of sitework by the end of June. 5. Fire flows are being addressed by RBD, who will work with the fire department on this issue. There are two reasons why a connection to Skyline was not provided: Interviews with the Neighborhood Steering Committee and the user groups at CSU. Neither group wants this connection. From the users' point of view, they feel there is more security without this connection for their families, as they would like to keep miscellaneous traffic from passing through the site. Driving to King Soopers was not an issue with them. We have, however, minimized the circuitous route by relocating the east entrance directly off of Constitution and Plum. Although I understand the City's concerns with the internal function of the users of the site, I do not feel it affects the City directly. Upon direction from CSU, Aller•Lingle Architects P.C. will provide whichever solution you would like us to provide. 6. By CSU. 7. Although I cannot speak to the maintenance program of CSU, we had anticipated that we would need to prune and protect the existing trees which are strong enough to survive the coming years. Only five of the existing trees are worth saving.
