University Village Expansion
Dear Mick:
In regard to the comments from Sherry Albertson -Clark with the City
of Fort Collins dated September 23, 1993, regarding perimeter
berming.
NORTHWEST SITE - There is some concern about providing parking lot
buffering along Skyline Drive. The Grading plan does show a berm
along Skyline Drive approximately 0.5 - 1.0' high. The proposed
parking lot will be from 2' to 3' below the back of walk at Skyline
Drive. By providing a higher berm, say 21, side slopes of greater
than 3:1 would be created, thus making maintenance difficult. The
grades of the parking areas were left lower in an effort to balance
the earthwork necessary for this project, and to keep the relative
heights of the proposed units lower.
SOUTHEAST SITE - This site does have some regarding drainage. The
site does lie within an existing floodplain, which would mean that
any development within this area could not impact the high water
elevation. This caused the design of the parking lot parallel and
adjacent to Elizabeth Street to be lower than Elizabeth. The
grading plans do reflect a berm along Elizabeth of 11. The parking
area is lower than Elizabeth by 21. Higher berms in this area again
would cause steeper side slopes than desirable. Some parking lot
buffering should be accomplished by the fact that the parking areas
are lower than the adjacent streets. A similar 1' berm has been
also reflected on the grading plan along City Park Drive, in that
area that is not directly in line with the flood overflow weir
located in the southeast corner of the site. Shrub beds are fine in
all areas not located directly downstream of the emergency flood
overflow weir.
