The eastern -most existing driveway from West Drake Road should be retained and the one to the west removed. The driveway proposed to remain is too close to McClelland Drive. The parking spaces may need to be reconfigured. 9. A 4' wide detached sidewalk, at least 4.5' behind the back of curb, is required along McClelland Drive. It may be necessary to schedule a street tree/utility coordination meeting to determine if there are problems with interface of underground utilities and the ability to provide street trees in this area. 10. A copy of the Stormwater Utility comments is attached to this letter. 11. There are 3 Sunburst Honeylocust shade trees that are being proposed in the interior landscape islands. The City Arborist recommends that other tree varieties be used in place of these Honeylocust. 12. The streetscape should be beefed up to include shrubs in tandem with the proposed street trees at 40' spacing on - center. The trees alone do not provide adequate opacity to block at least 20% of the cross-section view of the parking area from the street as required in Section 29-493(1)b. of City Code. Also, it is being recommended that the existing trees and shrubs be relocated, if possible. 13. The employee parking spaces.should be delineated on the Site Plan. 14. What are the plans for additional lighting on the site with the addition of automobile display? It is important to locate and describe proposed lighting, and cut sheets submitted foe review would be valuable. This completes the review comments at this time. Additional comments may be forthcoming as the various departments and reviewing agencies continue to review this request. Please be aware of the following dates and deadlines to assure your ability to stay on schedule for the April 26, 1993 Planning and Zoning Board hearing: Plan revisions are due April 7, 1993 by 12:00 noon. Please contact me for the number of folded revisions required for each document. PMT's, renderings, and 8 folded copies of final revisions (for the Planning and Zoning Board packets) are due April 19, 1993. A 5' wide landscaped buffer, is required along the south property line, adjacent to';the street od driveway that is shown on the plans. 2. Numerous stall and driveway aisle dimensions are not adequate. Please refer to a copy of the site -Plan' (attached). 3. This request is approximately 250' square feet short of the 6% interior landscaping as required by the city's parking code. It is possible that the amount can be gained by including the painted islands as raised landscaped islands. 4. A copy of the comments received from U.S. west is attached to the letter. 5. There is an existing 3-phase underground power line that runs along the east side of McClelland Drive and west to east through the midpoint of this site. These lines must be.located on the development plans. Please contact Bruce Vogel of Light & Power at 221-6700 for assistance with locating these lines. 6. The water and sanitary sewer services for the existing building must be shown on the Site Plan and identified as being abandoned at the main. This is the responsibility of the property owner. Questions relating to water and sanitary sewer services should be directed to Mark Taylor of the Water/Wastewater Department. Mark can be reached at 221-6681. 7.
