Box 580 Fort Collins, Colorado, 80522 Gentlemen: This is regarding the storm drainage for the Non —Conforming Use Change at Spradley—Barr Isuzu. The site is the existing Top Hat Car Wash at 215 West Drake Road. Spradley—Barr is proposing to change the use totheir foreign car sales area. They will remodel the building and provide new landscaping. The site is at the southeast corner of the intersection of Drake Road and McClelland Drive. The site is in the far south side of the Spring Creek Drainage Basin. The site contains 0.76 acres and is entirely hard surfaced except for 360 square feet of landscaping at the southwest corner of the car wash. The proposed use change will leave the existing asphalt surface except a fifteen -foot strip along Drake Road and a ten —foot strip along McClelland Drive. Also, six percent of the .interior parking asphalt will be removed for landscaping. The total landscaped area in the proposed site is 0.10 acres. The net decrease in impervious area is 3965 square feet. Due to the decrease in impervious area, the resulting decrease in stormwater runoff and no change in grading or flow patterns, we are not submitting a drainage plan or report for this request.
