22. Staff's opinion is that this submittal is not sufficient for
a combined preliminary & final and should be separated at this
time, with just a preliminary recommendation going to the
Planning and Zoning Board on August 23, 1993.
This completes the review comments at this time. Additional
comments may be forthcoming as the various departments and
reviewing agencies continue to review this request. Please be aware
of the following dates and deadlines to assure your ability to stay
on schedule for the August 23, 1993 Planning and Zoning Board
hearing:
Plan revisions are due August 4, 1993 by 12:00 noon. Please contact
me for the number of folded revisions required for each document.
PMT's, renderings, and 8 folded copies of final revisions (for the
Planning and Zoning Board packets) are due August 16, 1993.
Final documents (including the signed development agreement,
applicable mylars and utility plans) are due August 19, 1993 by
12:00 noon.. Only if these items try to stay on the agenda for
combined preliminary & final.

- 12 are duplex lots. Is this true? The ODP does not provide
for duplex units in the Third Filing.
7. The planned streetlight location on Willox Lane is as shown on
the attached Landscape Plan that was red -lined by Light &
Power. Adjust street trees as necessary to meet the clearance
requirements (40' for shade trees and 20' for ornamental
trees) .
8. Parkland fees of $779 per dwelling unit have received approval
from City Council on first reading. The new fees could be in
effect in August, 1993.
9. A homeowners association or individual owners will be
responsible for.the maintenance of landscaping in the public
right-of-way along Redwood Street and Willox Lane.
10. A copy of Tim Buchanan's, the City Forester, comments is
attached to.this letter.
11. What is the neighborhood shopping center that has been.used
for credit on the Residential Density Point Chart? This
project does not gain full credit for being within 650 feet of
a transit stop. Have you verified the major employment center?
12. The Solar Orientation Ordinance requirements have not been
addressed at all. This information needs to be on both the
Site Plan and the Subdivision Plat.
13. The Landscape Plan needs to clarify where fences are with
respect to streetscape plantings..
14. There are some omissions or discrepancies in the notes on both
the Site and the Landscape Plans that need to be discussed.
15. Street designs are missing.
16. The utility plans are not complete or numbered.
17. An incomplete drainage report was submitted.
18.. Red -lined utility plans are be returned with comments that
must be addressed.
19. The Natural Resources Department needs to see a detail
(preliminary reports or design) for the wetland area. although.
there have been discussions regarding the treatment of this
area on the telephone and in the field, no plans or reports
have been submitted to the ?City.

3. A copy of the comments from the Mapping Department is attached
to this letter.
4. There are no rear lot. utility easements on Lots 14 through 23,
and Lots 7, 81 11, and 12.
5. A copy of the comments from the Stormwater Utility is attached
to this letter.
6. The general notes on the Site Plan appear to be the same for

locations on the plat.
e) The outer boundary monuments must be described.
f) Show the "Point of Beginning".
g) Show a bearing from the centerline of Redwood Street to the
Point of Beginning.
h) The central angle of the first curve in the description
does not match the map.

8. The street name Teal Court conflicts with an existing Teal
Drive in the City.
9. Addressing on Bayberry Circle must conform to the City
addressing system.
10. All streets must meet the City street design standards.
11. Redwood Street and/or Bayberry Circle must be constructed
sufficiently to provide multiple points of access.
12. A copy of the Stormwater Utility comments is attached to this
letter.
13. The Engineering Department's comments are as follows:
a) The drainage report is incomplete for a FINAL review.
b) There is incorrect numbering on incomplete plans.
c) The streets are not designed in accordance with the City
criteria.
d) A resubmittal of this request is being recommended.
14. The Natural. Resources Department needs to see a detail of the
transition area between the lots and the pond area on the
southwest. How much buffer will there be and.how will it be

Dear Ed,
The City staff has reviewed your requests for Greenbriar Village
P.U.D., Second Filing - Preliminary 6 Final and Greenbriar Village
P.U.D., Third Filing - Preliminary & Final that were submitted on
July 5, 1993, and would like to offer the following comments:
second Filing comments:
1. U.S. West is requesting additional utility easements as shown
on the attached sketch.
2. Public Service Company of Colorado has stated that there is an
existing 4" gas main in the 31' utility easement adjoining the
southerly line of Willox Lane. The proposed 6' fence parallel
with the southerly line of Willox Lane must be shifted to an
alignment south of this existing 4" gas main (which lays at
24' south of the south line of Willox Lane) so that ready
access to this gas main for operation and maintenance can be
maintained.
Planting of trees needs to be coordinated closely with PSC so
that no trees are planted closer than 4' to any gas line.
Easement widths need to be shown on the Final Plat.
3. Rear utility easements need to be provided on Lots 1 through,
6, part of Lot 7, and Lots 25 and 26.
4. The Mapping Department comments are as follows:
a) What are the street right-of-way widths?
b) Greenbriar Circle needs two names or a different name.
c) A vicinity map, bar scale, the words "Plat of" at the top
of the sheet must be added to the plat.
d) A lot of work is needed on the easements, widths, and
