have utilized "developed" criteria in the analysis, thereby
guaranteeing that this development will have no unforeseen effect
on the previous detention studies.
Offsite flows contributing to the site proposed for Phase 3
are negligible.

Dear Glen,
Attached is a Storm Drainage Report that accompanies the
P.U.D. submittal for Greenbriar Village, Third Filing, which is
directly east of the Greenbriar Village Second filing.
This report is general in nature and more serves to present
the logic behind the proposed means of stormwater collection and
disposal. As with the Second Phase on the west side of Redwood
Street, this third filing is located near to an established City of
Fort Collins regional detention pond.
The pond lies .just north of the proposed Filing 3 development,
and in keeping with the current Master Drainage Plan for this
region, all storm runoff from the site will be routed to this, the
"Wetlands", detention pond.
In keeping with provisions of the current drainage master
plans, there will be no interbasin transfer of storm runoff to the
adjacent basin east of Redwood Street.
Due to the horizontal and vertical proximity between the
existing detention pond and existing and proposed grades, only
surface collection via pans and streets will be provided to
discharge runoff to the pond, with the exception of one culvert
that will carry runoff from the southern portion of Filing 3
nortwards to the "Wetlands" pond.
A simple collection system will utilize street capacity and
concrete trickle channels located in larger swales to collect site
runoff for discharge into the existing detention pond. It should
be noted that the existing detention pond, and the configuration
proposed in the current masterplan is being studied for expansion
to increase storage capacity in order to recieve some runoff from
the Second Filing which originally was planned to be detained in
the "Coachlite" detention pond. Lidstone Anderson has undertaken
a study which reveals the feasibility of such an interbasin
transfer and concluded that with modifications, the "Wetlands" pond
could have sufficient capacity to detain the additional runoff
originally planned to be detained in the "Coachlite" pond.
The capacity of the existing detention pond has already taken
into account that contributing areas would someday be developed and
