RE: Best Western Transmission P.U.D.
Final P.U.D. Approval for Lot 1
Dear Ted,
Per our recent telephone discussion, please accept the attached materials as
the Final P.U.D. submittal for the above referenced project. Lot 1, the old Amoco
Station on the corner property, received Preliminary P.U.D. approval on April 26,
1993.
The use which the property owner, Larry Tomek of Midway Realty, has
indentified for Lot 1 is an automobile emissions and quick-lube shop. It is
anticipated that the existing building would be utilized as -is, without further
modification at this time. This is consistent with the building exterior elevations
which were submitted for Preliminary P.U.D. approval.
The Site Plan for Lot 1 is essentially unchanged from the approved preliminary
P.U.D. plan with the exception of two minor revisions:
1) It is being requested that the existing 30 foot wide drive cut onto Stuart
Street be enlarged by 5 feet on its western edge to provide a 35 foot wide
drive cut at Stuart Street. It is felt that this will make both ingress and
egress at this location safer and easier.
2) An asphalt surfaced parking area approximately 12'x24' has been added
directly to the south cf the existing structure to accommodate an
occasional oversized vehicle (i.e. - truck or motorhome). The two
proposed coniferous trees in this area have been deleted. Plantings
would not do well in the area due to the height of the Best Western
Transmission Shop.
The final Grading and Drainage Plan, Report, and Overall Utility Plan are
unchanged for Lot 1. These plans are in final form and are currently being
reviewed by Engineering in conjunction with the building permit application for
