Sherry Albertson -Clark - Planner city of Fort Collins PO Box 580 Fort Collins CO 80522 Dear Sherry, We have reviewed the Best Western Transmissions P/F, and have the following comments: ROW The Site Development Plan indicates a 100-foot right- of-way for SH 287, and shows a.7-foot strip of additional ROW, which results in a 57-f6ot width right (east) of highway centerline. If this additional width is' adequate to meet the projected highway needs through town, no additional width is requested. The Plans do -not indicate whether that additional width is reserved or dedicated. ACCESS A single aeoess to SH 287 would be allowed. The close proximity of the proposed access to the existing one to the south is not desirable; however, it is preferable to an access point closer to Stuart street. The right in/right out access will be controlled by an existing raised concrete median along S. College. DRAINAGE The Grading and Drainage Plan indicates that surface runoff appears -to be controlled by a planned detention pond. The city drainage system appears to handle any additional occasional runoff which may occur from this property. PLANTINGS The Landscape Plan shows landscaping within the state highway ROW. We allow such landscaping provided that it does not impair sight distance at any highway access, does not present a eafey hazard, and would not unreasonably conflict with future highway expansion, Particular consideration should be given to the safety of pedestrians as plantings near pedestrian crossings could obstruct view of them.
