The owner of the corner lot (Larry Tomek) feels a need to maximize available parking for this lot and feels that the landscaping shown is already a big improvement over existing conditions. Since an auto -related use is anticipated for this lot, this item can be further reviewed at final P.U.D. approval. 14. Accepted. Refer to note 10 on the Site Plan. 15. Accepted. Refer to revised note 4 on the Site Plan. 16. A line indicating demarcation between Phase I and Phase II construction has been added to the Site Plan and Landscape Plan. Refer also to note I I which has been added to the Site Plan. 17. Accepted. Refer to monument sign detail on the Site Plan. 18. The overhead doors are pre -finished with a baked -enamel finish. Site painting of these doors would present a continuous maintenance problem. However, your recommendation is accepted based on suitable pre -finished colors being available. 19. Height of structures is now referenced on the architectural elevations. 20. There is no rooftop mechanical equipment proposed for the Best Western Transmissions building. All equipment will be located within the structure. 21. A note to this effect has been added to the architectural elevations of the former service station. 22. The exterior color schemes of the two buildings are intended to be similar and complementary. The landscaping is also intended to unify the two adjacent uses. This item can be further considered when a use is proposed for Lot I at the time of final P.U.D. approval. 23. The Best Western Transmission features a recessed, covered entry at the southwest corner of the building. The owner is not receptive to the idea of a covered awning in conjunction with this entry. Again, I believe ideas for further unification of these two buildings can be better considered when a user for the corner structure has been identified. Three (3) sets of revised P.U.D. plans accompany this letter. Please let me know if there are other questions or materials for final P.U.D. consideration of this project. Dear Ted, I have received your comments in the staff review letter of March 22, 1993 in regard to the above referenced project. The following numbered comments correspond to the comments in your letter and indicate the action taken or revision made on each item. 1. Accepted 2. Accepted 3. Accepted. Revision indicated on Site Plan and Utility Plan 4. This revision would require relocation of a power pole, fire hydrant and most likely a traffic signal mast. Kerrie Ashbeck has further reviewed this comment and suggested that no revision be made at this time. 5. Accepted 6. Accepted. This sidewalk transition has been revised after discussions with Kerrie Ashback. 7. A. Accepted. Revision indicated on Site Plan B. The existing fuel tanks from the former Amoco Station have already been removed from this site. C. The following quantities of materials will be used in conjunction with the Best Western Transmission shop: Mineral spirits - 55 gallon container (indoors) Auto Trans Fluid - 110 gallons (indoors) Waste ATF - 55 gallon container (indoors) - 305 gallon container (outdoors) Applicable MSDS product sheets are enclosed with this submittal. Waste automatic transmission fluid is not considered a hazardous material until transport off of the site. This automotive service business is not involved with the exchange of crankcase motor oil. 8. As discussed in our previous meeting, drive width in front of the overhead doors is critical to the owner. The 34 feet is already at a minimum in order to get motor homes and other long chasis vehicles into the east service bay.
