The proposed grading plan is very similar to the historic grading plan
with the exception of the detention being provided in Sub —basin "B". Sub —basin
"A" drains undetained to Stuart Street. Sub —basin "B" discharges into the
College Avenue gutter after being detained. It is proposed to discharge at
0.89 c.f.s. which will fill the pond at 50 minutes.
EROSION CONTROL —
All of the existing asphalt on both lots will be removed, and the curb
and gutter and new asphalt will be constructed. Therefore, all of the ground
cover on both lots will be disturbed with the exception of the existing station
building which will remain.
.Straw bales will be placed at the driveway at the northeast corner of
Sub —basin "A" as soon as the asphalt is removed, and they will remain until
the base and paving are installed.
A rock filter will.be placed at the outlet of the detention pond in Sub —
basin "B" which will form a sediment trap. It will be installed as soon as
the outlet pipe and the rough grading are completed. The rock filter will
remain until the basin and paving are installed.
The stormwater runoff calculations, detention pond, mass diagram and the
grading and drainage plan are enclosed as a part of this report. If you have
any questions concerning this plan and report, please call.
To the best of my knowledge, this report and the design of this drainage
system are in compliance with the current City of Fort Collins criteria.

Gentlemen:
The following is the storm drainage report for Best Western Transmissions.
The site is at the Southeast corner of the intersection of College Avenue and
Stuart Street. It is a part of Lots 1, 2, 3, 4 and 5. Block 1, Moran's
Subdivision, and contains 0.66 acres. The site is bounded by South College
Avenue on the west and East Stuart Street on the north: It is also bounded
by residential uses on the east and by an optical store on the south. The
site is located in the Spring Creek Basin and is located two hundred feet more
or less north of Spring Creek. The site is divided into two sub —basins.
The site is made up of two lots. The south lot contains 0.43 acres and
is planned for an automobile transmission repair business. The historic use
of the south lot was a motel .which was demolished after August 1988. It had
0.05 acres of pervious surface with the remainder being motel buildings and
asphalt parking area. The transmission repair business will actually increase
the pervious area with landscaped areas.
The north lot has an existing service station building which will be
remodeled. The historic service station site was entirely impervious. The
north site is also having landscaping area added. The amount of pervious area
for the total site is being increased from 2239 square feet to 6014 square
feet.
The site should not be required to have onsite stormwater detention since
the runoff is being reduced due to an increase of pervious area. However,
2,740 cubic feet of detention is being provided in the southwest corner of
the south lot to reduce the runoff that enters the existing catch basin fifty
feet south of the southwest corner of the site.
Sub —basin "A" is a very small area (0.06 acres) at the north end of the
north lot which historically drains north to East Stuart Street and then east
in the south gutter of East Stuart Street and in the west gutter of Remington
Street to Spring Creek.
Sub —basin "B" is the remainder of the site and historically drains south.
The motel parking area had an inverted crown which carried the runoff westerly
to the College Avenue gutter. The runoff then drained south to the existing
catch basin and then west and south in an 18—inch diameter pipe to Spring Creek.
