EROSION CONTROL:
The existing auto repair site is either all hardsurfaced or landscaped
at this time. The area for the building addition and the new driveway will
be disturbed; however,- the foundation will be constructed immediately, and
the driveway will be based and paved soon after the building is started. The
ground cover on Lot 2 that is not included in the Phase I driveway will not
be disturbed in Phase I construction. As stated above, the driveway will be
paved soon. As soon as the storm drain and new inlet are constructed, a gravel
filter will be placed around the inlet providing a sediment trap.
The site has moderate wind erodibility and moderate rainfall erodibility.
The effectiveness required is 73.65%, and the effectiveness provided by the
building, paving and sediment is 91.0%
The storm water runoff -calculations and the mass diagram are included
as a part of this report. -If you have any questions regrding this site, please

Dear Glen:
This is the drainage report for Houska Minor Subdivision which is located
at the intersection of Riverside Drive and East Myrtle Street. It is in the
Northeast '—a of Section 13, Township 7 North, Range 69 West of the 6th P.M.
The site is made up of the existing property of the Houska Automotive
Services Inc, which is Lot 13, Lesser's Subdivision and a metes and bounds
parcel which has an existing older frame house on it. Lot 13 has the existing
automotive repair business which is entirely developed and has an existing
detention pond for Lot-13 runoff.
Mr. Houska is platting the property into two lots. Lot 1 is an expanded
Lot 13, Lesser's Subdivision, in order to construct an addition on the existing
auto repoir garage. Lot 2 is for a future auto —related use such as a fast
lubrication business.
It is proposed to construct an additional detention pond on Lot 2 which
will detain the difference of the runoff from the metes and bounds parcel
between the historic two—year storm and the developed 100—year storm. The
new detention pond encompasses parts of Lots 1 and 2.-'The new detention pond
will discharge through a proposed eight —inch P.V.C. pipe to the existing inlet
in the existing pond on Lot 1. The volume required in the new pond is 7,488
cubic feet.which was determined by a mass diagram. All of the metes and bounds
.parcel was used as a contributing area. The allowable outlet rate is 0.49
cubic feet per second. -
The detention was calculated according to the proposed site plan enclosed.
If the site plan for Lot 2 is revised in the future, the detention calculations
will need to be revised at that time. The construction will be phased to allow
the addition to the auto repair building and the new driveway to be constructed
as soon as approvals are acquired. The remainder of the detention pond will
be constructed at the time of the construction of the business on Lot 2.
There is 0.25 acres of offsite area that drains the rear lots of several
lots that face Lesser Drive that drain onto Lot 2. The offsite area will
continue to sheet flow onto. Lot 2 and will pass through the detenion pond but,
was not included in the calculation of the required detention volume.

The cost for reseeding the entire undeveloped portion of the Minor
Subdivision and not including the Riverside area is as follows:
Area = 37,462 square feet
Cost = 37,462 square feet @ $0.029/square feet $1086.40
Collateral = $1086.40 x 1.5 = $1629.60
