The access loop completely around the building must be
completed at some time. It will be essential to determine the
timing requirement as we review the approved P.U.D. plans.
Also, the development agreement will be checked to see if this
issue was addressed in that document.
8. This property is split into two stormwater drainage basins.
Basin A on the site is in the Foothills Drainage Basin and is
subject to basin fees of $5,024/acre for the atrium and
educational wing -of the building. Basin B on the site is in
the Spring Creek Drainage Basin and is subject to basin fees
of $1,691/acre for the administrative building addition. A
detention pond was planned in the southeast corner of Phase 1.
Is this facility in place? .If it is there then a letter of
documentation for.the pond must be prepared by a licensed
professional engineer and submitted to the City.
9. A drainage report for the entire build -out on the site must be
submitted to the City: A letter referencing that the on -site
drainage will still comply with the approved Overall
Development Plan (formerly Master Plan) is necessary.
10. An erosion control plan must be part of the formal submittal
for review. Please contact Susan Hayes at 221-6589 with your
questions related to stormwater drainage.
11. If a traffic impact study was done as part of the original
approval, then it should be updated with this submittal. If
not, one must be prepared and provided. The study should
address the impacts of the full-time school to be provided in
the educational wing and how it effects the overall traffic in
the area. "
12. The street oversizing fees for this entire site have already
been paid.
13.. If the church needs to abandon water service, any cuts in the
streets will require a permit from the City and the cuts will
be at the church's expense.
14. Any part of the structure that would exceed 40' in height will
require a variance from the City.
15. Is the perimeter landscaping in place, and if not all is in,
what is the anticipated timing to complete the landscaping?
16. A neighborhood meeting will be required prior to formal
submittal of the expansion plans to the City. Please contact
Steve Olt at 221-6750 to schedule this meeting as soon as
possible.

1. These additions are subject to previous approvals of the First
Christian Church P.U.D. We should try to meet as soon as
possible to review those plans and determine what is allowed
and what course of action to take.
2. The building department has no comments until they have the
ability to look at the plans for the additions.
3. Is the current electric service sized for the existing use as
- well as the additions? Please call Janet Perry at 221-67.00 if
you anticipate any changes that would require additional power
to this site. -
4. There is a 1-1/2" water tap to the existing site. If there are
no changes proposed that would increase, the water supply needs
Then Water/Wastewater has no comments. If there is a` need to
upsize the water tap then the church would be responsible for
the cost of the difference between the size of the existing
tap and a new tap. Mark Taylor, at 221-6681, can answer your
water and sanitary sewer related questions.
5. An underground grease trap would be required for a commercial
kitchen if the church is planning to modify the plumbing in
the kitchen.
6. An extension of the existing fire protection system will
probably be necessary, to include another fire main. Specific
building code issues must be addressed related to the planned
atrium.

For your information, attached is a copy of the Staff's comments
concerning the request for expansion plans to the First Christian
Church at the southeast corner of South Lemay Street and East Drake
Road, which was presented before the Conceptual Review Team on May
11, 1992.
This is a request _to add an educational wing, administrative
offices, and an atrium to the existing building on the site of the
existing church.
The comments are offered informally by Staff to assist you in
preparing the detailed components of the project application.
Modifications and additions to these comments may be made at the
time of formal review of this project.
