25. Question: Are there sites set apart just for parking of the
busses?
Answer: No, there are not at the present.
26. Comment: It looks like the only green area, at build -out,
will disappear except for the northwest corner of
the site and the playfield.
27. Question: What is the constant flow of water through the
existing drainage channel and detention pond?
28. Question: Has the groundwater increased on this site over the
years?
29. Question: Where does the water from this site go, to Lake
Sherwood?
Answer: Yes, it does.
30. Comment: There appears to be a concern about the driveway
cut at the northeast corner of this site and its
relationship to the curve on East Drake Road and
the next street to the east.
31. Question: The sanctuary is going to be circular?
Answer: Actually, it will be somewhat semi -circular.
32. Question: This development can go before the Planning
Commission for a number of future reviews?
Answer: Yes, it can go through a Planning and Zoning Board
review for each separate phase.
33. Question: How long for build -out of the current proposed
additions?
Answer: The church has not determined that yet.
34. Question: Can you provide a full-time school without another
City review and approval?
Answer: That determination would have to be made when and
if the church decides to offer a full-time school.
35. Comment: We are talking about numerous, on -going weekly day
and night activities that will create a significant
amount of continuous traffic.
15. Comment: I am still concerned about the height of the
building elevation from Lemay Avenue.
16. Question: What is up for review now, just the two new
additions? Will the sanctuary require another
review in the future?
Answer: Only the two additions are being considered for
review now and the sanctuary phase will require
another review.
17. Comment: The proposed additions will impact the views to the
west, to the mountains. I gave up other amenities
(lake front, open space, etc.) for my views. They
will continue to erode.
18. Comment: The mass of the roof of the sanctuary does decrease
as it approaches the center.
19. Question: What are the plans for the stoplight that will have
to be installed to control the traffic with the
additional traffic numbers?
Answer: There are no plans for a stoplight associated with
the church site and expansions. This is an
unfounded assumption that the numbers will increase
significantly.
20. Question: With the education addition, will the church want
to compete with the existing schools?
Answer: No, we do not want to compete at the present time.
21. Question: The intensive landscaping planned for the curved
wall of the atrium will have to be eliminated or
relocated in the future?
Answer: Yes, that is correct. The landscaping will have to
be adjusted with the sanctuary addition.
22. Question: Is this land solid or is this site a landfill?
Answer: The land under this site is solid.
23. comment: I have serious concerns about the amount and speed
of traffic on East Drake Road, primarily.
24. Question: Is the present location of the sanctuary pretty
much determined, is it set in stone? Could it be
moved to the north and west part of the site?
Answer: The sanctuary location is set based on the logical
building addition progression already established.
5. Question: Is there a building height limitation in the City?
Answer: Yes, there is a 40' height limit unless a variance
is granted.
6. Question: Was the entire site approved in 1979 for all of the
buildings and site improvements?
Answer: The site received overall master plan and
preliminary approval for the entire site and final
approval for Phase I, being 54,000 square feet of
floor area, in 1979.
7. Comment: We have concerns about buying a home without being
aware of future expansion plans for the church.
8. Question: What is your timeline for build -out of the site?
Answer: The church has not yet determined a build -out
schedule.
9. Question: Will the parking configuration change with future
expansion?
Answer: No, it is not intended to change. The parking was
originally designed for the build -out of the entire
site.
10. Question: How close is the parking to the homes to the east?
I thought the driveway along the east property line
was to be eliminated.
Answer: The existing parking and driveway is approximately
515' from the rear property lines of the homes. A
driveway along the east property line is not part
of the overall site plan for the church.
11. Comment: There was a concern about users other than church
members on the easterly driveway during off -times
for church services.
12. Comment: Would it not make more sense to switch the parking
lot and the open/play field to create more of a
buffer to the homes to the east.
13. Question: Is the height variance study and review part of the
public record?
Answer: Yes, it is.
14. Comment: The first plan had apartments for senior citizens.
When the apartments were eliminated, I thought the
parking and driveway were eliminated.

FIRST CHRISTIAN CHURCH, PHASE IV EXPANSION

The First Christian Church is wanting to receive approval for
future expansion of the existing church at South Lemay Avenue and
East Drake Road. The proposal is for an additional 16,000 square
feet of floor space.
The purpose of this meeting was to introduce the applicant, being
representatives of the First Christian Church, to the affected
property owners and other potentially affected interests in
attendance and enable them to ask questions about and express their
concerns or support for the proposed church expansion. The
following questions, concerns, and responses were expressed at the
meeting:
1. Question: Will the additions to the church increase the tax
base for this site and the adjacent areas, such as
the neighborhoods?
2. Question: Is the church tax exempt?
Answer: Yes, it is.
3. Question: What is the diameter of the sanctuary and how will
it relate to Lemay Avenue? How far will it be from
the street?
Answer: I do not know the answer to the first part of the
question but with these additions the church will
be approximately 380' from Lemay Avenue. With the
complete build -out of future phases the church
would be approximately 235' from Lemay Avenue.
4. Question: What will the height of the sanctuary be?
Answer: It is proposed to be 62' to the top of the
sanctuary and 105' to the top of the tower.
