HomeMy WebLinkAboutFIRST CHRISTIAN CHURCH PUD PHASE IV PRELIMINARY AND FINAL - 51 93 - CORRESPONDENCE - RESPONSE TO STAFF REVIEW COMMENTS7. All basement areas are constructed with a perimeter drain system which is connected to two sump pumps which pump ground water to gravity flow to the retention pond. No additional parking lots and paving are planned for this phase because the existing parking exceeds city standards and no worship seating shall be added. 8. The landscaping concept of The Healing Place was, and is, to have the form of the building rise directly out of the ground without foundation landscaping interrupting the relationship of the building to the ground. We have made a departure from that design philosophy to incorporate foundation plantings at the proposed administration wing and at the curved wall of the proposed "atrium" / chapel. These proposed plantings only supplement the existing landscaping. The building is situated on 25 acres, much of which is grass with trees_ Additional trees are not warranted. The timing of he landscape work is to coincide with the construction of the addition, allowing several months due to optimal planting seasons. At this point, there is no scheduled date to start construction for Phase IV. 9. Notes have been added to the landscape plan. I hope the above responses resolve the concerns raised in your letter. September 7, 1993 Steve Olt City of Fort Collins Community Development and Environmental Services 281 North College Avenue Fort Collins, Colorado 80524 Re: First Christian Church, PUD, Phase IV Dear Steve: C C; A i 1= S I offer the following in response to the staff comments dated 8/20/93: 1. Handicapped parking is located at the north row of the main parking lot on the south side of the building, and on the north side of the building at the north-east entry. Both locations are the closest to the entries. 2. A revised "Statement of Planning" is attached. This submittal is for Phase IV. 3. The church understands and agrees that any relocation of existing telephone facilities shall be paid for by the church. 4. The church understands and agrees that any relocation of existing gas facilities shall be paid for by the church. 5. The church is fully sprinklered. We have coordinated extension of sprinkler equipment with the Poudre Fire Authority. 6. An update of the 1980 drainage report shall be prepared by a registered engineer documenting existing impervious areas in each of the two drainage basins and the effects of the proposed addition. After discussing the matter with Kathy Malers of Storm Water Utility, the 1980 drainage report calculations are unclear. The calculations may provide for more impervious area than the graphic depiction in the report, however it needs to be sorted out. 215 JEFFERSON STREET 0 FORT COLLINS COLORADO 80524 ❑ 303 ::',
